I guess I am a real dumbass. I sold a house last year and paid the realtor over 16K because I didn't negotiate off the 6% rate. She didn't do much leg work - mainly rang my phone off the hook telling me what to set up, and giving me demands from the buyer.

Commercial appraisal is in high demand if you want to work your arse off. You will get paid for working your arse off though. Get a finance degree and jump in. Average age practicing is like 57 now so demand will keep going up as older guys retire. It's not a career a lot of people think about when you're in college but definitely something that will remain in demand for a while

Does the 90 hour online licensing course actually take 90 hours or can it be completed faster?

I work in real estate and a lot of these people have zero idea what they are talking about. Just because your sister in law sucked at it doesn't mean the OP will.

I started off at a Keller Williams office in Louisiana. Jumped into commercial as soon as they launched their new division. After 3 years, I got a job with a company in Texas that brokers investment type properties (multifamily, shopping centers, industrial space). If you're willing to work hard, it's a pretty good gig. I'm 28 and make six figures even in bad years.

Zillow and Trulia have been running at a loss for years. They've never made a profit. I think Zillow posted a $131 million dollar deficit last year -- before spending 3.6 Billion to buy Trulia.

They were able to do this because they had the market share. With the Trulia acquisition, I think they were up to 70 percent.

BUT...

They didn't anticipate their pack mules kicking them in the balls.

This year LISTHub (The national MLS syndicator) refused to renew their contract with Zillow or Trulia.

Whoops.

This means in order to show listings, Z/T has to negotiate with each MLS individually or encourage individual agents to manually enter in listings.

Agents hate Zillow and Trulia because of the lack of accountability, misinformation and crazy-out-of-whack estimated values. Good luck getting any help from real estate agents, and at the losses they are running, Z/T will be gone very soon.

I'm not sure if things have changed, but I called Burk Baker and there is no timer. You just work at your own pace.

To pay someone 20,000 to do something I could do on facebook and on the internet is simple the biggest scam in America.

That site has gone completely downhill. Slow, clunky, and lacks the information that other sites have these days. Once it was the pioneer website but they haven't kept up with the technology.

Then Burk Baker's online course is out of compliance with the LREC requirements. I wouldn't take that course if this is the case.

This would make my husband very, very happy...he works for Realtor.com (News corp recently just bought out Realtor.com's parent company MOVE)

It's reading then taking tests, right? If that takes me less than 90 hours what difference does it make? Are you supposed to sit there for 30 minutes so a timer can run before you take the quiz at the end of a lesson? I am honestly curious.

In Alabama, it's 60 hours pre license and 30 hours post license. If you read the material and take the tests, it will take that long. Even if your reading speed and retention are phenomenal, you'll likely spend at least 15 hours in review.

Also, don't expect any of those classes to teach you frick all about selling real estate. Get a good mentor as soon as you can and stick to him/her like glue. Also, you might consider taking an assistant's role while you're getting your license. It will give you an idea of what the job entails -- and put a little money in your pocket -- before you go spending $2,000 to get started.

Same can be said for every service profession.

I can cook a pretty good steak for about 10 bucks, but I'll go to a restaurant and pay for the privilege of letting someone else do it for me -- better.

I can cut the grass -- I even have a lawnmower -- but paying the landscape company to do it for me ensures I don't have to get off the couch on Saturday if I don't want to -- and they do a better job. I never could master the edger.

I could represent myself in court -- I took plenty of prelaw courses and I'm sure I could muddle my way through -- but I'd rather trust an attorney to do it because it's his livelihood.

You know, one time, I replaced my water pump because I was broke. Took about six hours and I scarred up my knuckles pretty good. A week later, the damn thing started to leak. I took it to a mechanic. He knocked it out in 45 minutes and it didn't leak.

But yeah, Facebook and the internet. Go for it.

I also cut my grass the way I like it cut better than anyone else can. However I don't have time so I hire someone.
