In NO after completing a flip we always had an open house for realtors and brokers. Always did it from 12-2 or whatever and provided lunch.

Does it look right and is the asking price right.

I go to open houses to get ideas of what to do in my house.

an agent open house is legit, usually around lunch time with food/snacks and gives agents an opportunity to preview the house

We did. Saw a pic of the patio at our home in the listing and I just wanted to drop by to look at that for ideas. Wife checked out the rest of the house and the rest is history. Was more than we had planned to spend at the time but worked out fine by buying something a little above at the time as we are happy where we are and have a reasonable mortgage, decent home and a great neighborhood full of folks I enjoy being around.

Sold my parents old home on the first weekend with an appropriate price and properly advertised open house. The traffic was adequate to generate two good offers.

All problems were identified and disclosed in the listing. That type of honesty was rewarding. It engendered trust and made the process so much easier.

Most common problem right now is people seem to think they can sell today at 7% rates for what the buyers could afford last year at 3% rates.
