The property tax on this Austin home is almost $4K per month

It's like paying $4K rent to live in your own home. It sits on a 1 acre lot tho.

a college friend of mine was from Austin and came from filthy money. her best friend from college went to UT and when she got married her parents bought a house around this area and in 2007 or so she took over property tax and insurance were $2.5k a month on a paid off house.

The wealthy owner doesn't have state tax to worry about. So if he's banking, that 48k is just a number.

What is required to consider something a ranch? Isn't that the route to go to avoid having to pay a lot of property taxes?

That's how Texas property tax works. It's high, but we have no state income tax. My property tax is over $15k per for a regular house

Property taxes in Houston are roughly 1.5 to 2.0% the tax assessors appraised value annually. For a $2million dollar home that equates to $30k to $40K per urar in property taxes.

TX property taxes are ooc, I pay $13k/year on a cookie cutter mini McMansion sitting on a postage stamp lot

With a homestead exemption of 15k it's only 1.943! What a deal.

I can't wait to see what the assessor hit me with, since we bought in the middle of the year. We're paying a guesstimation into escrow but may have to add some as well.
