In this situation it has a lot to do with the appraisal value being that there are no comps to work off of in generating a list price. You're a complete fudge if you think any real estate agent would advise them to try and sell this house for substantially more than what they paid for it in this market. If this was a high-dollar real estate market then you would be correct. The seller knew they would take a huge loss.

No real estate agent 'advised' them on that price....

They never expected to get 18 mil for that house. But if someone did come along and end up paying it, who are they to argue with them?

How intelligent. Throw a home on the MLS at some trumped up price, and then hope someone comes along to purchase it. Are you college educated?

You obviously haven't bought or sold a house.

I can look in my neighborhood and see a 5-6 houses for sale that are listed for at least 10-15% more than what they will sell for. This is the same idea, on a larger scale. There is a huge difference in listing these high price properties vs a 220k cookie cutter spec build.

But troll on, you seem to have nothing better to do on a Friday morning.

My point exactly. You don't see these homes being listed for hundreds of thousands more than their value. Right now I can go on the MLS and find a home that's not a damn "cookie cutter spec build", and I can guarantee you the list pricing isn't going to be significantly more than the actual home value. I'm sorry to inform you, but residents aren't buying homes in our market that are super-inflated in price. Nothing supports that. Now if you can find me a high price property in the Baton Rouge area that is marked up more than 35% of the actual property value then I will concede, but more than likely you won't find one.

I could point you to one a couple hundred yards away from the Pennington house. Listed at 1.2 million when nothing around here has sold for over 700k. People have no motivation to actually sell, they are just listing it and if someone wants it bad enough great.

But you keep fighting all logic with your need for attention. It's working for ya.

Lol you just proved my goddamn point. Nobody is going to purchase that home for that inflated amount. The market doesn't support that list price, so it will just stagnate in the MLS system. Now please tell me how I'm not being logical again.

You fricking tard monkey. You are saying PEOPLE DON'T DO THIS. People do do this. They list above what the actual appraisal is. This is exactly what happened with Pennington. You are saying the actual "build price" must have been upwards of 18 million (for the record they originally listed at 22) because that is what the listed it at. It wasn't. The family would have NO REASON to take that hit. They aren't in any type of financial bind. They listed it at a ridiculous price and got what they really were looking for.

GOD DAMN what point are you arguing anyway.
