I think the city of BR screwed up and forgot to annex it when they were making a land grab to thwart St. George. Thus, the Palestinians annexed it. At least that's what appeared to be the case when I drove by there on a Sunday a few weeks before Christmas. There was a large gathering of Palestinians there waiving Palestinian flags and shouting in the direction of the traffic on Bluebonnet. Maybe they were angry the Burger King across the street burned up or Ralph and Kacoo's served them a bad meal

Either way, the didn't look happy

poor site selection with little value given to accessibility (ingress and egress), just cuz you can see it doesn't make it a great site for development...

It wasn't a RaceTrac. It was 'Raceway'. Different company.
It was always busy, even with it being hard to access from one direction on Bluebonnet. Surprised it hasn't been taken over by someone else.

It was a Raceway but RaceTrac is the current owner. This past summer I noticed that they were removing the old fuel tanks on the property so if I had to take a guess they are either going to install new fuel tanks and put a brand new RaceTrac there or try and sell the property. I'm betting on a new RaceTrac.

The new Race trac being built on the corner of Essen an Perkins next to the Burger King is going to be a complete traffic nightmare getting in and out of

The lots cleared put behind the BK at Perkins/Staring is going to be a new Race Trac for real.

You sure? You said in your first post that RaceTrac had no control of the property but I can tell you for a fact that RaceTrac acquired that property at some point and was definitely the owner at least back in October, as I was involved with some dealings with that property at that time. Not saying it's going to definitely be a RaceTrac or you're wrong but they for sure owned the property just a couple of months ago. Tax assessor's web site can prove that I suppose.

Seriously, I don't think BK holds its franchisers to too high of standards. Or should I say, they don't "micro manage" owners of BK franchises.. And while that might be a good thing to some degree, there are a lot of BKs in which the owners do not hire the best managers. They don't give a frick about the "little things" that make a difference to the customer.

I play in a fantasy football league with someone who delivers to a few BKs and he told me about a few locations and how after going into their kitchen, he would never eat there. This was a few years ago, so management might have changed and things might be different at those particular locations, but I always wondered if they pay their managers less than most other fast food places because I know the one by me... There is always a turnaround in managers..

The OP was talking about King Buffet, this really crappy, disgusting Chinese buffet, not Burger King.

October is when I left the job for which I did RT design work, so idk what’s transpired since then. But we’d always bring that site up when we met with them, and they always said that they had no intention of redeveloping it. The overwhelming majority of their sites (esp the new ones) have a side street. If they can’t get the tanker trucks safely in and out, they won’t touch a site. They do own properties that they don’t develop for various reasons, so this may be one of them. But, again, I don’t have a clue as to what’s taken place since I left that job.
