If you knew the arse chewing I got from USTA and DTA all week, you wouldn’t be surprised if this thing sped up triple time and took a turn left for Houston. I might be a curse.

My wife and I have discussed this already but to also include disasters other than just weather and about we can think of is Nevada doesn't seem to have to deal with any major disasters or weather events. I know it gets toasty there but I can deal with that.

shingle roofs will mainly be fine since they are new, even in a cat4 or 5.

Overall yes but there will be some that don't make it. Once you get some lift then that's it and there were many roofs in LC not installed properly

The section 5-7 years older had every roof missing substantial amount of shingles. My road 2-3 year old homes for the most part had bits and pieces missing.

My point was the end result is you’ll likely end up getting a new roof either way.

Not that simple. There were a lot of newer roofs in LC denied even after multiple appeals. I tried to help quite a few people. Some had interior ceiling damage but their roof didn't meet the requirements for replacement. The interior ceiling damage was from water entering the ridge vent or something.

GFS seems to be trending to a northern pattern. Still early but not good for Texas/LA.

As long as you don't need water.

If we're talking the world here, I imagine areas of Europe would be the best. Has to be relatively mild climate for so many buildings to be 500 years old and still look ok.

Except for the massive floods last month in Germany, Holland and Belgium.

So at this point we're basically hoping the actual eye forms somewhere way south of where the models think it will?

Yes but you are missing the point.

The roofs did not need replacing. I tried to get them replaced for people because why not but in reality, they were fine even after two hurricanes.
