6% is an absolute abortion. Please someone explain to me what they do for that. Selling a house may take at most 40 hours. These fricks each split $24,000 for a $400k house. So they basically make $12,000 for 40 hours of work to push some paper and add no value to the transaction. It's a scam.

I put mine on Zillow and sold in 3 days. Just take good pics.

Where do you find the proper contracts to use? Do you (the seller) complete the contract and have the buyer then bring it to their bank?

I would bet if you committed to using a certain closing attorney that they would walk you through the contracts.

My tenants and I have a closing attorney for a lease purchase contract. While I'm not showing the house or looking for buyers, I've had no need for a realtor to do any paperwork for me. The attorney handles it all and offers advice on anything else I need to complete.

Purchase agreement I got online specific to Louisiana law. Got it off rocket lawyer or something.

The agreement is signed in multiple places by both there buyer and seller.

IF:
1. You are not under time constraints to sell,
2. Its the kind of property that pretty much sells itself (some don't),
3. It's over $175k
4. You have the time to fool with showings, phone calls etc.

Then I say FSBO is not a bad option. Think about it, all those years you made mortgage payments, did you think you were also paying for someone to eventually sell your home? Sure its a service and most realtors do a damn fine job at it. But all that extra $$$ could be yours if the situation is right.

Most employee relocation packages require that the employee use a certain real estate agency. If BR is growing as stated in this thread, your odds of selling quickly will increase by using a realtor.

Further, buyers will subtract the agent's fee from your asking price due to it being FSBO.

Realtors help sell houses that need help selling. If yours isn't and doesn't need pictures just right, spammed to the networks, and a parade of people to get some interested buyers then go on your own. If you don't know which your house is then you probably need a realtor.

If you are confident and in tuned with the market, yes. You just need to make sure you price it correctly from the get go. My agent was great in doing everything for me since I travel a lot, and to me helped me save a decent amount by sticking to my guns on the price. Still paying a little more for an agent, but no hassle makes it so much easier, especially when I can show 20 times in a week and not have to leave work.

I sold my home FSBO, and every realtor that called me I offered 2% if they brought me a buyer and did the paperwork. Easy peasy.

We tried FRSBO with our last house after first using a realtor (friend of family)with no results. FSBO was by far the worst mistake we made. It's an open invitation to everybody to call and or just stop by (some even we were not home). I listened with another agent, my pick. Sold the house in 10 days.

FSBO in my subdivision tend to sit longer than they should and most end up hiring a realtor.
With that said, find a realtor that knows your area.
