For average commercial office off $3,000 feet the main cost is Electric/Gas which is around $600/mo. Water/Sewer, throw in another $100.
If you have multiple servers and/or other 24 hour equipment and if it is a free-standing structure (not multiple floor office space) then figure around $1,000/mo to be safe.
