The buzzword is THEORETICALLY. The reality is the people in TNDs will still get in their cars and drive places just like before, creating more conjestion because of the higher population density. I'm sure Rouzan is a nice place, but it is horribly planned.

the bigger homes have yards. the smaller homes with zero lot lines have nice patios and small yards. I'd be perfectly fine with that. I don't need 40 acres.

My wife and I walked through one of these TNDs a while back; you can shake your neighbor's hand without leaving the toilet. The houses we looked at were nice, but small and pricey.

If the TND has been pulled and that rezoning is invalid, then does anyone know what is the property now zoned?

Several? There aren't that many houses there to begin with. They are in the process of building bigger houses, but most aren't that big.

I say that because im basing it off people here. In other areas people walk and bike. Its moves like this that aim to change the bad suburban cultures of areas. There is always initial resistance.

the ones carter hill did were real nice size. I would enjoy those houses but not the price tag

After every meeting Spinoza puts out different plans on the rest of the property, so you can't put any stock on the future plans. I'll believe it when I see it with Spinoza.

How would moving a hundred-ish more folks into the area improve traffic? Is the plan to have enough of the property to make another Highland-Perkins link? Even then, how does that improve traffic?

To give examples of where I am coming from, has Perkins Rowe improved traffic at Bluebonnet & Perkins? Has Towne Center improved traffic along Corporate, along Jefferson Hwy or their intersection?

Improving infrastructure, adding in secondary roads and routes that don't make people have to connect to one main road (college/lee) to get anywhere.

Lee's problem is that it's the main route to and from the Brightside area to the interstate, WalMart, Towne Center, Perkins Rowe, etc. I don't think a development blocks away will help that. Those new folks will want the same access to the interstate, WalMart, restaurants, Bull Dog, Chimes, Perkins Rowe, etc.

I can't see this doing anything other than creating even more traffic along College from the interstate to Highland unless a major thoroughfare is put through it that links Highland, Perkins, Burbank & maybe even up to Corporate (and an interstate on/off ramp would be NICE).

well it was linking a ton of streets and taking a lot of congestion off lee. also if something you needed was there, store, restaurant, or business, you don't have to go into the fray.

Adding in secondary routes would ease a lot of burdens, but not saying it solves it. Also adding a turning lane at the very least to lee would be monumental.

This is one of the main reasons I avoid Lee like it's a crazy ex-girlfriend that's gotten fat.

Actually NO, that's what they want everyone to think. Sit down to read this... They are no longer considering the FREE piece of land he was going to "donate" that was in the middle of Rouzan. They are very much considering paying him MILLIONS of our tax dollars to buy a different piece that is directly on Perkins. I will seriously blow a gasket if they buy from him. He wants over $3 mill for the property. A commercial realtor I spoke with said it should be priced at around $750k.

Aww, don't be concerned too much about the Library Board. Money is something they certainly don't seem to have to worry about.

They are also considering the land behind Pennington along Kenilworth.

The Library Board kept giving Rouzan the run around.
