Yes. I have spent a large part of my career on governmental contract work so I understand that.

I didn't know contractors would do that though.

You don't want to do cost plus unless you personally know and trust the contractor and or time is of the essence. You want a fixed sum.

Yes he does, an honest contractor working cost plus will be completely transparent and there's no way it can hurt either party as long as he understands that he's going to get a finished quality product, and the contractor is going to make money.

I will add that he should want a cost-plus under a budget.

Contractor who creates a project account with bank and gives owner access to account statements?

How much more transparent can you get?

You know, it is possible to have business ethics these days. I'll give you it's a little tougher in the shady climate that's out there, but it's still possible.

I agree. Renovations and new construction are apples and oranges. Way to many variables in play here.

just all sounds like a horrible idea, making a detached carport a master bedroom? and then rebuilding a detached carport. Dude is going to sink all kinds of money into the house he'll never get back. Its a minimum of 80k-100k he's talking about, sell your damn house and buy/build a new one.

Cost plus on a addition.

Get ready to get railed. Never ever trust a contractor. THEY'RE ALL LIARS.

Sorry Dirtymike

I don't know about that but generally speaking, a cost plus deal puts all the risks on the people building, not so much on the contractor. But the profit GC is getting is generally in black and white.

Posted by TheEnglishman I am a contractor and my advice is to not worry about $/sf. Get your scope defined of exactly what you want to do and take bids. By the information you have given, I could answer 100/ft or 300/ft and could be correct either way. Renovations are always more expensive because of the unknowns. You don't want a contractor to give you a low bid/ft and then change order your arse the entire way.

I bid new construction last year and thought the prices were reasonable if a lot higher than I hoped for.

Have costs changed much since this time last year?

Iffen I was him, I'd sell and buy something else.

Maybe the house id paid foe or he loves the area?

BR real estate is crazy for what you get, so I kind of understand what he is trying to do-I think.
