you ain't getting none of this arse yo. You are making a simple residential cost plus very unnecessarily complicated. I'm paying my subs a total based on their bid for a job. I'm not getting an itemized work list that they can pull out their arse post completion of a job.

Do it yourself. I have built 3 houses and have subbed everything out. It's not that hard to do. Find somebody who isn't a contractor that built their own house and get them to help you, that's how I did my first one. Saved a ton and made some nice money in the process.

I have built 1 and it was a major PITA.

Not doing it again.

I doubt OP has the time eff with such a project.

There's multiple ways to structure it. It usually ends up to where we pay most of them and the owner pays for a few that he specifies. Usually they have a friend that does that trade or something.
