The best places right now are the little towns (not suburbs) on the outskirts of metro sprawl. Still get that good old fashioned Americana feeling while being 30 mins from anything you could hope for and need

If you pick PHX metro area stay in Scottsdale area or East valley. East valley (Chandler/Gilbert/East Mesa) is rapidly growing.

What kind of work does your wife do?


ETA: AZ will have lots of mountains to access as well. And can easily drive to northern AZ to go play in the snow in the winter or escape the heat in the summer.

Live east of Dallas and have access to the airport.

Also kiepersol winery has a great backstory and is a fun place to visit.

I’d pick AZ but lobby for Prescott or Flagstaff.

But I’ve never been to Tuscon. Phoenix is kind of bland.

Check out Boerne, Texas.

Great schools, a nice downtown, Texas Hill Country, 30 mins to San Antonio Airport, ~1 hour to Downtown Austin, unincorporated Kendall County has a 1.64% property tax rate which is one of the lowest in Texas.

I have a 2BR,2BA 1,800 sqft property on 5 acres in Bergheim (Boerne School District) that'll be for rent starting in April.

Yeah, it's become insane.

We would be looking to get around $900k.

Best of luck in RR. The downtown area there is pretty cool - we go over there a good bit.

Flagstaff is located perfectly if you are into the outdoors. You can go from winter weather to damn near summer weather in about an hour on a lot of days.

It depends on where you buy, especially in Houston. Property tax rates a mile from my old house, in the same school district are half of what mine were.

I advise you not live in Fort Bend County, the tax assessor is a screaming a-hole, who took over from a screaming c&nt.

Oil price crash in Houston? Your house goes up in value to the max allowed. They don't do that shite even in the richest areas in Dallas (Southlake, at least.)

You have a lot of great options. If decide on Phoenix would look north of Old Town but stay inside the 101. Outside the 101 is great for golf but not walkable.

San Marcos, TX. Easy access to Austin and the airport. Easy access to hill country. San Antonio would be a quick trip as well.

bullshite, house values rise every year. I am paying almost 3 times in property taxes than I was 10 years ago. With an income tax you are only paying taxes on what you earn, not on potential, that's potential future earnings with property taxes.
