Remember that anything you buy you will eventually have to sell.

The house isn’t worth anywhere near his asking price or it would be sold.

His feelings don’t matter. Look at comps and make your best offer and be prepared to walk away.

You never HAVE to buy anything.

How old is the house? How many square feet? Get a comp list of all the homes in the area and price them out by square feet, and see if his is close.

A lot of times you get these jackass sellers who want to price their homes out more expensive than it would cost to build the same house brand new.

The comps support his asking price, on a quick look. There could obviously be other factors. And, all the good comps are 2016. Appraisers and mortgage companies frown upon two year old comps.

Never understood the idea of 'offending' someone by a low ball price.

Op, the proper way to buy a house is to get a list of comparable properties and see what they sold for divided by the square foot, this is where comp pricing comes from. Then take that sq ft pricing and multiply it by 3000 or whatever your house is.

$84/ sq ft is what it's listed at now. It's pretty damn hard to build a decent new house for $90/ sq ft. So it's already pretty cheap, and that doesn't include the cost of the land.

The front is almost identical to my folks place. If the interior is similar as well the heat and a.c. costs will be ungodly.

Unless the interior has been redone you're looking at something that's pretty dated as well.

If you're never going to leave this place, go for it but be prepared to sink some money into it to freshen it up if you want to eventually sell it.

Then consider how long it's taken them to.

Yup, just like in west texas. Because of the oil boom, they are selling shacks and wanting $$$$$ for garbage.

It depends on if the goal is to get that house or to just get a house at a discounted price. If you offer too low the owner might not view it as a serious offer and simply refuse the offer with no further negotiations.
