Question about selling vacant land.

Is there a way to get a estimate to what a vacant lot is valued at? My Dad has a small piece of land he has been wanting to get rid of. Its 3/4 of a acre and is detached from his main piece by a canal that runs between them. Does he need to get a appraisal? I don't think he was wanting to deal with all of that, he mainly just wants to dumb it. But he would like to get a fair price.

As always with real estate....look for comps as that is a prime factor in valuation.

Is the lot historical? Is there a gravel parking lot on this vacant lot? From what I understand that can raise the value, damn near priceless.

No gravel parking. The land has never been used for anything. Its detached from my Dad's main piece where his home is. Truthfully the potential buyer is the only person that could ever get any use out of it. The land is low but it does have several huge live oak trees on it.

Someone needs to ask important questions like is it a separate lists t? Just because it is "separated from his lot by a canal" doesn't mean it is a separate lot. Under our crazy government system where you actually never own your own land, you can't just sell a portion of your lot without having it legally subdivided and zoned. The sale won't go through because the Clerk will refuse to record the sale and issue a deed.

If you don't know the answer, check with the Clerk of Court.

Jesus dude. Order an appraisal for $200-$400 and find out in a few days.

"Dont wanna deal with all that" lol. Instead you are asking complete strangers whom the majority will have no clue. No specific information on where property is or what a lot nearby sold for.
