Appraisals are voodoo math.

An appraiser pulled comps for my house, but refused to include the house that sold across the street because, "it sold too recently."

The deed had been recorded and it was part of official record. Was told because it was not a realtor involved sale they can choose to ignore it.

Yep, and you can illustrate the poor work done by the original appraiser to deny payment so you don't get charged for a 2nd one.

you can order your own appraisal and dispute the banks.

i would consult with your realtor though. that is what they get paid to do.

Interior rooms, baths and walls are not required on the floor plan.

Pics of all baths is, pics of all bedrooms not required

Thanks everyone. We aren't selling at the time, building a house elsewhere.

The upgrades werent to bring it up to par. It is already a pretty new house. Addition was an outdoor kitchen and taking all carpet out of extra bedrooms and finishing with the antique pine flooring so it was in every single room.

I'll be demanding another appraisal tomorrow. Just to clarify for those asking, he left off the bathroom in the count of bathrooms/rooms AND in his sketch. Another appraiser said that could have thrown the entire measurements off.

No, we aren't refinancing. Building and using some equity for builder downpayment.

When selling a house, I once had a buyer's bank appraiser treat me with an almost severe burn. The appraiser had come the day before. I got in from work late that night. Next morning, I wake up an almost put my hand in a lit gas stove eye--that had been burning since appraiser checked it. I almost melted a few fingers.

I shared this news with the appraiser and his boss in a polite and docile way (not)...

The total count is really the only thing that matters. It's not as though it will affect the square footage, as that is taken from the exterior of the house.



This is correct IMO. As long as the appraiser included it in the bathroom count and square footage calculation, it does not matter what the floor plan drawing shows.

The bathroom is an error and you are right to demand correction.

The upgrades, usually upgrades don't affect value much. Houses would sell more quickly if sellers listened to that. The outdoor kitchen might add some value as you could argue it's an improved space. Flooring.., good luck.

OK Dear, my mistake.

Did the appraised value come in lower than needed for your desired loan amount or are you just pissed that you paid for a crappy, inaccurate appraisal?

He increased appraisal by $600 for this upgrades
