Question about home appraisal

appraiser the bank sent came and did an inside/outside appraisal. Left off an entire full bathroom (second biggest in house) in his appraisal, even plotting a closet where the bathroom would be on the page where the building sketch is. There are also several things about this appraisal that seem way off, but is the bathroom being totally missed glaring enough to justify disputing and demanding another appraisal?

Are you saying they missed it on the floor plan drawing or they missed it in the total count of bedrooms and bathrooms?

The total count is really the only thing that matters. It's not as though it will affect the square footage, as that is taken from the exterior of the house.

I would think replacing a bathroom with a closet would lower your appraisal enough to warrant a do-over.

wait until you see what value they come back with, and if it's where it needs to be for the loan then it doesn't matter.

if it's lower than you need it to be though, then just tell the bank and I'm sure there is something they can do about it

I'd ask for another appraisal. This may be the only grown person in the world who doesn't know how a door works.

left out the bedroom in the floor plan. Yet took pics of all the bathrooms. Ridiculous.

The value came back 30k lower than other estimates not from the bank. And he didn't include the 20k of upgrades done. I'm kinda mad.

Your appraiser was more diligent than some I've seen. I've watched an appraiser literally never set foot inside the house he was appraising.

I'm sure an appraiser will be along shortly to defend his "profession," but as someone said upthread, appraisals are a crock of shite.

The floor plan isn't really important IMO. the important thing is the square footage and number of bedrooms and bathrooms.

probably irrelevant to the comps in your area as the 20k spent were on things to help bring the house up to par with the comps pulled.

They didn't leave it off, it just wasn't drawn. As long as it's in the count of bathrooms, that's all that matters.

If she wants to have the appraiser draw it it fine, but that won't change the appraised value.
