Yeah because you are lucky and get to file with the Justice of the Peace.

I got verbally assaulted by my owner yesterday bc the judge at Baton Rouge City Court has an obvious agenda and refuses to evict for anything

I’m so glad I work in a fairly normal state when it’s not Covid time and evictions take a week or so start to finish. I feel awful for people in New York and California where that shite drags out.

I was going to suggest he take HIS doors and place them in storage. He bought the house and those doors are his property. Last I knew, if I want to put my property, or some part of it, into storage it was legal to do so.

You should probably keep them in there, happy and paying rent until covid moratorium shite comes to an end.

If you frick with them they may decide to stop paying and you would be really fricked

Can't you just not renew the lease or at least jack up the price 500%?

Yeah a lot of it’s gonna depend on exactly where he is.

But holdover is not nonpayment so he should be ok. We had a long discussion about exactly that yesterday.

Go in and check on the house. While you’re there drink all the beer and eat all the snacks

We were nice enough to give them 5 months to find a new place, and they signed a rent contract with us that states they must be out by June 1st.

But why?

Covid Eviction rules apply even when a lease is expired?

You aren't evicting them for non-payment.

My question is, if they aren’t out by the agreed date, what can legally be done? Will the Covid moratorium on evictions come into play here? (They have money and jobs and pay rent on time)

File with the eviction court.

You want to “evict” someone ~2 months before their lease is up based on a rumor?

Reading is not your strong suit. The notice gives 45 days. Meaning he has to be out by the end of the lease. Which is 47 days from today but letter hasn’t been delivered yet

Because we bought the house to move into ourselves not to be landlords?

Sounds like he's moving into the house. OP bought the house from previous owner who was renting to his family. OP takes ownership of the property and signs agreement with tenant to be out June 1st so he can move in.

That's what I took it as anyways.

This is correct.

When the lease expires, you can choose not to renew. Otherwise, it continues month to month. You could give them a notice now that you do not intend to renew on June 1.

This is what we are currently doing with the letter being sent.

Then why let a tenant stay for 5 months?

It was a request by the previous owner when we bought the house to give them plenty time to find a new house because the tenant told previous owner they needed until May. Around here it’s hard to find anything in a couple weeks.

Landlord has every right to not renew the lease, and he can notify Tenant in writing within 30 days prior to the lease expiration. But unless he has a holdover clause where rent increases after the expiration date, then he can't increase the rent after expiration. All this provided Tenant has not contacted Landlord to negotiate a renewal or vacate plan.

It appears there is an agreed vacate date of 6/1/21.

Maybe he was still in a lease and the timing (in theory) worked out for him assuming all things went according to plan (they rarely do)

This is also true my lease ends first week of June
