Yeah because you are lucky and get to file with the Justice of the Peace.
I got verbally assaulted by my owner yesterday bc the judge at Baton Rouge City Court has an obvious agenda and refuses to evict for anything
I’m so glad I work in a fairly normal state when it’s not Covid time and evictions take a week or so start to finish. I feel awful for people in New York and California where that shite drags out.

You should probably keep them in there, happy and paying rent until covid moratorium shite comes to an end.
If you frick with them they may decide to stop paying and you would be really fricked

But holdover is not nonpayment so he should be ok. We had a long discussion about exactly that yesterday.

Covid Eviction rules apply even when a lease is expired?

Reading is not your strong suit. The notice gives 45 days. Meaning he has to be out by the end of the lease. Which is 47 days from today but letter hasn’t been delivered yet

It was a request by the previous owner when we bought the house to give them plenty time to find a new house because the tenant told previous owner they needed until May. Around here it’s hard to find anything in a couple weeks.
