Capitalism makes them rich, draws in the people, then somehow socialism seems to take hold until it becomes totalitarian.

This killed a bunch of development money. Easier to invest in Seattle or Denver now. Not a good deal for Oregon.

Really seems like if that is true it would also open the market for developers. Might be naive but building w a low psf mindset, someone would take advantage of just above mean rent on a lean blueprint. Take equity as quickly as possible. Denver is very expensive today (cousin is a major mortgage lending co owner in Colorado... Kind of jealous of him).

But where? Land use policies are probably the biggest issue with rent in a lot of places out here. It preserves the beauty but it comes with a price tag.

No they won’t. It could be the worst experiment in the history of social experiments and some other dip shite socialist will say “it wasn’t done properly”.
Living wage failed through out Europe, just implemented in a CA town - case in point.

The beaches in SoCal actually suck - unless you're a surfer. Water is freezing and the surf zone is way too rough for just normal swimming or snorkeling.

All this does is guarantee 2 things:

1. Every apartment in the state will increase its rent 7% annually, regardless of location.

2. New apartment development will hit a brick wall as developers are not going to be as eager to develop apartments when sellers are capped on rent if the area is a hotspot. Whether this is a good thing or not depends on the housing situation.

Biggest issue to me is you can never evict a tenant, without cause. There’s no 1 year lease, etc. You get a tenant, you have them for life as long as they pay and behave.

Portland just imposed a 1% gross receipts tax on large companies for their "Clean Energy Fund".

San Fran and a similar tax for the homeless. Unreal.
