Eleonore between magazine and Tchop is one of my favorite stretches in the city. Beautiful homes and nice shady trees overlap the streets. We’re closer to the park on Constance and always talk about down grading to eleonore.

My wife really wants one of those old corner store homes.

The quarantine/work from home was my family's impetus for buying a much bigger house in the suburbs recently.

We didn't realize how small our place was until we couldn't leave it for a few months.

That's exactly where my friend bought. It really is a pretty area, although I think he paid wayyy too much for his place.

Housing prices are up everywhere. In Prairieville, there are homes that are up 10% in the last 30 days. As soon as the school millage passed to build Prairieville High, prices jumped.

I'd imagine that certainly contributed to the jump in prices.

It must be nice to live in a parish where your property taxes actually go towards quality schools.

I didn’t want to live across the river. My wife sold our place off market. We were given two months to close. Looked in our old hood around gentilly, lake vista and broadmoor. We didn’t see anything we wanted or wanted to pay for. Found a new construction on the point, a half a block from the river. I can sit on my 3rd floor deck and watch boats pass while I get wasted. Plenty of things to do in the neighborhood, and I find it rather safe.

I’m glad I crossed the bridge.

If I worked on that side at all I would love to live on the point. Liked working over there when I did.

Slightly more isn't going to cut it in the desirable part of Old Metairie. It is a stretch to say Ridgelake 1 block from N Causeway is the "MUCH better part of OM" even though it's within the boundaries. I would define the desirable part of Old Metairie as barely north of Metairie Road to Metairie Country Club, with the best being on the 'good' side of the tracks, north of the playground up and around Haynes.

Those houses are starting at $1M+ for anything remotely new, $750,000 ~ $800,000 ain't cutting it anywhere unless it's a fairly old house. Add another $1-2M if you want to be on the MCC golf course. There are 50 x 100 lots (teardowns) in the Maple Ridge neighborhood going for $350,000+, finished houses at $900,000+, even with Hollygrove down the block.

Loved the Point until our kids got older and were at schools on the Eastbank. Got tired of my wife's "F this bridge" calls and texts as she crossed bridge multiple times for school, sports and other activities. Sold out and went Uptown.

This is awesome. I’m in the Treme and my house is going on the market in 2 weeks. A house half a block away from me sold for a price I couldn’t believe and it was only on the market a week.

I am also shocked to see how much houses in Treme are selling for. If your house is ~2000 square feet and is not a total redo, you can easily get >$500k.

It’s 2250 SF, had a renovation in 2015 and is really nice. Also walking distance to Jazzfest and one block off of Esplanade.

Although it’s a renovation, it kept all the original components, they were just restored to operational condition. I’ve still got the 10’ tall original pocket doors, all the windows work and so on...

Very nice. Sounds like you should be able to clear $600k+ based on the location, condition, and historical character of your house.

These artificially low rates have propped up asset prices. When they rise, asset prices will fall. Basically the same difference (up to a point).
