CSB - one of my best friends sons was a PA on the film. Was in school with Christopher Nolan's son for years. Said it was an epic shoot but under a strict NDA to reveal too much. Flew on chartered 787 between locations. I think they had just about every IMAX camera in the world leased.

There is actually much more nuance to the story than the article portrayed. It’s much more of issues with the borrower Hertz than the buildings themselves. Hertz was a high margin player that used CMBS debt and mezzanine financing in order to scale their portfolio nationally. Bad strategy in this environment.
400 Poydras is at 85% occupancy and NOI of the property is higher today than when the loan was originated. Energy Centre was at 90% occupancy at maturity.
Hancock Whitney is a real mess due to the Shell departure in 2027. The city / state supporting the move to the River District and out of the CBD is a head scratcher. They will be on an island with no close amenities as the River District project is struggling.
Not saying market is great but better buildings are doing well. Overall occupancy hurt by 4 buildings that are struggling.

This is good advice. I was shocked by the amount of merit based awards and scholarships at middle tier private colleges. I learned that focusing on the sticker price for most private colleges is a waste of time
My daughter was a mediocre student however she received tons aid and scholarship offers from the schools where she was accepted. This was all merit based and prior to submitting FAFSA. It was great because she wanted to go to a small to medium sized school.
My youngest is an academic superstar with high gpa and test scores, but wants to go to a large state school outside of Louisiana. We are probably going to get hammered with this route.

The most effective employee at City Hall is the one that finds conference and speaking engagements for Teedy. Hopefully the new mayor can refocus this employee on actually helping the city.

FWIW - I ran into another senior Shell executive over the weekend that lived here for just under 10 years and been gone for about 5, including an international stint. He and his wife had no connection to the city before moving here. Said he would move back in a heartbeat and has actively campaigned to be re-assigned here. He and his family miss it terribly.

Give me the economics on this since local revenues account for about 17% for an NFL team. Not doubting you could make more in a more vibrant city but would it really move the needle that much - my guess is maybe $25-40 million in additional revenue. What's your guess?
In addition, you have to get a $1.5-2 billion new stadium built to accommodate the team in any city you mentioned vs one of the most ownership friendly stadium deals in the NFL in New Orleans.

I was recently called for the grand jury pool in Orleans criminal district court. Because of my number, I was made an alternate and was never called in over the 6 month term
From a work prospective, it would have been a disaster, as it required 2 half day meetings per week. However, from a curiosity standpoint I was kind of disappointed. Would have been interesting. One aspect that was explained in orientation, was that grand jurors have some oversight of the jail and could request an inspection at any time during their term. If seated, I would have exercised my authority just to see that shitshow.
About 10 years ago, I was seated in Orleans on a jury for a drug possession case. One of the other jurors was the son of a high profile personal injury attorney. He was an attorney as well, although not actively practicing law. Both the prosecutor and defense attorney knew his dad, but he was still seated. Case ended in a hung jury. One of the big takeaways is that lunch is a big deal in court. Bailiff was very proud that we could order from Zeas. Said we were lucky because trial/deliberations were essentially a day and and a half, we got two lunches. Bailiff and judge got free lunch as well, so I guess that was part of it.

If someone was partially responsible for you becoming rich and powerful beyond your wildest dreams, would you fire them, even if the kind of sucked at their job, assuming there was no threat from their incompetence to that wealth and power?

Couple of things:
1) Local revenue makes up about 17% of an NFL teams overall revenue pie. From my observations, the new crop of owners are buying teams as a hobby business. I'm not saying they do not want to make money, but increasing marginal profitability by a few percentage points is not a primary focus. What is the potential incremental revenue that would result from a relocation. Start penciling a calculation - getting to $50M annually was difficult. Keep in mind that unlike baseball and basketball, local TV revenue is not a factor. Does $50M or even an extra $100M that meaningful to a multi-billionaire?
Take Penner with the Broncos, who is spending $175M on a new practice facility. The best team in the league (Chiefs) have the worst facilities in the NFL - so where is the ROI argument for having the best? What about spending $25M per year for Sean, when you could easily pay less to another coach? There are countless examples like this throughout the NFL now.
The Jerry Jones and Tom Benson type owners that need to focus on the bottom line of their franchises are extinct. Paired with the fact that Gail does not have to worry about inheritance tax or providing a windfall to a next generation, make the franchise more secure than most.
One caveat to this, if PE is ever allowed to own a majority of a franchise, incremental revenue will become very important.
2) In terms of New Orleans discussions on this board, rationality often is discarded on this board. No doubt, New Orleans has extreme issues and threats (especially environmental). However, from a business standpoint, there is no material difference between today and 25 years ago and in fact you could argue its stronger.
GDP of the region in 2023 was $102B vs 46.2B in 2021. In 2019 (pre-COVID), when I was the most optimistic about the future of the city from a economic prospective, GDP was about $83B.
In terms of my own experience, living here, the city is better today than when I moved here in 1998 from a quality of life standpoint - better amenities being the primary factor. FWIW - crime was horrible here in the 1990s so I see no difference. Please note that I say this while believing that New Orleans has significant and frustrating issues, mostly of our own making.

Sean left because he saw the writing on the wall. He was not going to be able to coach his way out of the terrible roster hamstrung by the cap.
Also, on the stupid relocation cap if and when the team is sold there will be a caveat that the team remain in New Orleans for a significant period of time. Current ownership will not worry about the $1-2 billion that stipulation will decrease the value. There are no direct heirs and those that benefit from the sale are die hard New Orleanians that will not want that stain on their legacy.

Time will tell. If he is not 100% on nominees, Trump will come after him. If he bends the knee, i think Trump stays out of it for the most part and lets them fight it out.

I agree 100%, but I don't think its a foregone conclusion that he will take an active role against a sitting Senator that some his closest allies in the state support.

I'd be willing to wager he will support 100% of the nominees.
Going to be a fascinating race. Cassidy will have a huge advantage as incumbent with a significant war chest. Fleming is wealthy and can self-fund, which should mitigate that to a certain extent.
Will be interesting how involved Trump gets in the election. He is certainly more aligned with Fleming politically, however, some of Trumps biggest financial supporters in the state are behind Cassidy and could convince Trump to stand down.

I suspect this approach was a big topic of conversation between Biden and Trump last week. Trump cannot be seen providing further support to Ukraine, but I don't think he wants them run over either. I'm guessing he told Biden he would not pushback if Biden allowed Ukraine to escalate a bit to strengthen their hand at the negotiating table.

We did two weeks there this summer, staying in Osaka, Kyoto and Tokyo. We were most excited about Tokyo and Kyoto, but Osaka blew us away. That being said, if I could only do two of the three, I would do Tokyo and Kyoto, because you get much more of a sense of old Japan there.
Loved every minute of the trip and can't wait to go back.
