Yeah Alpharetta/Milton is really the spot right now, especially with Avalon and the new downtown area

Depends which part of Atlanta you are working in. Do all you can to avoid having to spend major time on the interstate for the commute. I absolutely despise 75/85 during rush hour, it is the devil. Truth be told, there are a lot of good places to live in. Atlanta really isn't that terrible of a place to live. If you're a bit high-end or bougie, then places like Buckhead, Alpheretta, or Johns Creek are right up your alley. If you just want to stay in a good neighborhood that is safe then there are plenty of options.

I stay in Lithonia, and I love it. I stay in a great neighborhood, nice and quiet. The drawback is some of end the surrounding areas can be trashy, but that is fine with me I am used to it. I never have the feeling like my life is in danger and that is all I care about. If you have kids, all of Dekalb County is basically off limits. The school system is trash, along with a lot of the neighboring counties.

Yes. IMO Better schools and better access to the city. Alpharetta is way up there. Plus you pay Fulton taxes vs Cobb. East Cobb you are 10 minutes from the braves stadium, 10-15 min from Buckhead and 45 min from ATL (depending on traffic). Alpharetta tack on 20-30 min to those times

jc is it’s own entity now. So much traffic to separate the two. Milton is just a tag along to Alpharetta

The key to any area in the metro is being close to one of the major highways. If you live in an area like Suwanee Lawrenceville the area in between canton and Alpharetta/cumming, etc... you are 15-30 minutes from the highway on a good day

You´ve obviously not been in the area for awhile.

Alpharetta and Milton are drawing further apart, if you ask Miltonites. Milton hasn´t the specific weight to support an Avalon, but everything else, yes, and comparatively nicer.

Johns Creek is indeed an escision of Alpharetta, but that was nearly fourteen years ago!

Typical Georgia bumfrickedness reigns as well. You´ve got a part of Cherokee county with a handful of homes that have a Milton address, and parts of Forsyth county, with an Alpharetta address (my case, it´s really Milton, but called Alpharetta, and in Forsyth county!).

I’ve lived in Milton before it was Milton. Milton’s only area up businesses/city is the north half(split down the lane) of windward. Jc is on the other side of 400(yes I know there is Alpharetta on that side but the majority is not). Milton shares two of the Alpharetta high schools as well. Jc essentially has their own

They all hang out at Avalon in Alpharetta. Problem is all the divorced men live in the condos in the complex

I like North Atlanta.. there’s this girl i’ve been banging up there; she has this cuck boyfriend with a blue Honda, but i sneak in there whenever he’s not around, she says i give it to her much better than he does.

She’s been leaning on her HOA to have his car towed away, so i’m guessing he’ll be out of the picture soon.

If you're younger, and want to double your money in about 5 years, I'd look in the Chamblee area. shite is coming up FAST.

But the good guys would rather move next to the newest outlet mall and they didn't mind taking the MLB team out to the burbs with them.

A small home under 2,000 sq feet in Buckhead will run you half-a-million. 550 for Highands, 500ish for Old 4th ward.

People aren't running to the Suburbs because of #Culcha. They're going there because they get more bang for their buck.

As Atlanta continues to attract talent from around the country, specifically, New York and Chicago, they bring with them a lot of money. They bring the price up as they choose to live closer to work ITP, rather than dredge an hour each way in traffic from Gwinnett.

A 5 bedroom house in Sugarload may get you a 3 bedroom bungalow in Virginia Highlands. It depends on what you want. Do you want a McMansion, or do you want to be close to the things that make your city unique? The 'Burbs in Atlanta are nice, but at that point - why not move to Birmingham? It's anywhereseville, USA.

Culture isn't driving people out to the suburbs-- it's price, as an influx of wealth continues to come into the city. If money were no issue, you couldn't find a sane person who wouldn't take their choice of Buckhead, Virginia Highlands, O4W, Midtown versus any suburb in town. Those four areas are all polar opposite of each other. Buckhead is your typical wealthy, banker type area with gigi shopping, hot moms, and range rovers for days. Virginia Highlands is the liberal sister of Buckhead - the one that grew up rich but is into art. O4W is already one of the most expensive areas in the whole city, and they aren't finished with gentrification, and Midtown is basically a super clean, in-town area with a notable gay population that runs close to a million bucks for any house - even something pretty run down.

I wish there was more public transit, but I think with as many unique neighborhoods inside and outside of the city, you'll find a good spot. People haven't stopped moving here in droves, you won't be alone.
