Sterlington White flight/CenturyLink expansion. We looked a few years ago and 1300 hsf were 275K.

That never really panned out from what I was told. The amount of supposed new jobs wasn't as high as people thought. I know there is a shite ton of new apartments being built on 165 from Monroe to Sterlington and I am not sure how much of those will even be filled. Plus, there are new subdivisions cropping up all around the city of Sterlington and then there is Frenchmans Bend, that seems to always have a bunch of houses for sale.

My point is that there really shouldn't be expensive housing in Monroe, except for maybe the truly sought after subdivision homes down the street from the MAC.

Richland Parish.....Start or Rayville is where I'm talking. I'll NEVER buy/build in Monroe, especially with the political climate there.

I grew up in Southwest Ouachita Parish, and don't really care to go back that way, either......tooooo expensive out there, too.

We looked at buying a lot on that course in '92....then I got q great opportunity in New Orleans. Wife stayed in Rayville, until she saw the handwriting on the wall with the State Farm regional office.

She transferred to Metairie, we sold out, built down here, sold in 06 after Katrina, made a small mint, built in Ascension Parish, and about to sell and move back home.

I'm looking everywhere.....maybe even SouthRidge….

As you noted in a previous post, the growth is definitely north, east or west of Monroe. There are some deals to be had on houses right now, but it takes a little patience. There are too many folks that overbuilt trying to show their fictitious prosperity so there are a lot of big homes on the market. The trend to downsize makes the small and moderate size homes go pretty quick when they hit the market.

This. After we sold our home in Houston, we made some really low ball offers on houses we knew were hugely over priced on the North side of Monroe on Pargoud and in River Oaks. We got a few gags and I am not even going to offer that silly number to my client from realtors but we finally got into a negotiation on a house we really liked that we grossly low balled just to see if he could get a bite. Come to find out that owner was selling that one because he just closed on a new one so he was somewhat motivated (seems like a common theme in Monroe for people to have 2 house notes????). We were just about to sign a contract when a house we absolutely loved came on the market and we jumped on it instead.

Check the cost of living difference between Monroe and Broomfield, Colorado. They’re not moving all of those people to Colorado.

It was across the street from the Library Lounge, the building had formerly housed a Greek restaurant but I can't remember the name. That's the earliest Enoch's that I remember. Saw Dash Rip Rock there on my 18th birthday.


Had lots of fun at The Depot/Tomcat/Shamrock as well.
