It’s Mississippi but the three coastal counties are a lot different than the rest of the state for sure.

I can appreciate the skepticism regarding Mississippi. Yet, old enough to remember Destin, 30A, Seaside, Orange Beach, etc in the ‘70’s & ‘80’s.

The good lord only made so many miles of beaches in the USA. Mississippi will also fill up as the other over build.

Everyone loves Cal, except its more dysfunctional than Mississippi. You're generally better off in Mississippi if you aren't uber wealthy.

Spent the weekend in Ocean Springs recently. It was nice, but the beach didn’t really factor into our plans. Water just too rough looking.

MS beaches (especially Waveland and BSL) are great for kids. Water is extremely shallow for probably a half a mile and there is little to no surf. MS brought in the nice white sand as well. You can let the kids roam in the water and not really be concerned at all with drowning.

You go to AL or Fla and you need to be right on top of your young kids or that surf will take them away.

I don’t know the environmental factors that cause the change in beaches and water between the Mississippi Gulf Coast and the Emerald Coast of Alabama/Florida, but there is a huge difference.

MS has barrier islands. You're not swimming in the Gulf, rather the Mississippi Sound.

I believe it.

Mississippi has some issues, but I think it's "low key" one of the best states for retired people. Your money goes far, and there are some really nice communities up near Olive Branch (Memphis suburbs) and down towards the gulf coast.

I don't like the Jackson area very much. Madison is an okay suburb, but I wouldn't want to retire there.

No, not usually. The Mississippi River dumps into the gulf then carried West towards Texas…..UNLESS, the flood gates are opened at Lake Ponchatrain.

The Mississippi Sound is protected by several large islands, reducing the wave action closer to shore. The positive to the Mississippi Sound is the “ fish hatchery “ for much of the gulf.

Most people do not know the following:

Mississippi currently has ZERO STATE INCOME tax on ALL retirement plans. 401K, Pension, etc.

If the State Income Tax goes to ZERO - then you are correct BAM!
