Yeah exactly. The majority of this stuff isn’t replacing anything that was worth saving or even anything that can be converted.
And you can’t go into an area that has substantial available land that isn’t terribly expensive and start throwing up more attractive high rises. The rents vs building costs won’t allow for it from a return perspective. Some areas ultimately warrant high rise apartments and retail density but only after a confluence of factors come together.
There is also the amenities war. Renters want pools and dog washing rooms and all sorts of nonsense, not to mention multiple parking spots per unit and here we are, endless 5-7 story apartment buildings wrapped around parking decks

Eh that’s more in the zoning and land development part of this which really is usually outside of the jurisdiction of building codes and officials. Those are more about ensuring certain functions and safety standards are met depending on size, occupancy, etc….

Which government are we discussing? Federal government, which is likely what most "small government conservatives" mean when they say that, then yes.
State government? That is a bit more reasonable.
Local government? County? perhaps, municipal? By all means if the voters/constituents deem it.

My experience is in imaging systems for robotics, defense systems and C5ISR threat assessment & targeting systems.
