Dude

Why don’t you go look at the building codes in the city of Boston you love to fellatio so much. Without it some of those charming neighborhoods would look like shite

But this is a dude in SF talking about building stuff on formerly blank or industrial areas in Atlanta.

Yeah exactly. The majority of this stuff isn’t replacing anything that was worth saving or even anything that can be converted.

And you can’t go into an area that has substantial available land that isn’t terribly expensive and start throwing up more attractive high rises. The rents vs building costs won’t allow for it from a return perspective. Some areas ultimately warrant high rise apartments and retail density but only after a confluence of factors come together.

There is also the amenities war. Renters want pools and dog washing rooms and all sorts of nonsense, not to mention multiple parking spots per unit and here we are, endless 5-7 story apartment buildings wrapped around parking decks

The government should tell private businesses how to aesthetically design their apartment buildings? Yes, plenty of places do it. It’s called building codes.

Eh that’s more in the zoning and land development part of this which really is usually outside of the jurisdiction of building codes and officials. Those are more about ensuring certain functions and safety standards are met depending on size, occupancy, etc….

You might not know this, but how often do the developers do what they want anyway?
True, but many are start-up investment companies which are comprised of wealthy doctors, attorneys and well-connected businessmen and women who are the angel investors in the company. They hire companies like my daughter works for to guide them on everything until they get enough experience and cash flow to hire their own in-house management team, but typically then my daughter would still maintain a contract for an advisory position, sort of like hiring a CPA for an audit or a business consultant to provide a fact-based balance to the lofty goals of an inside management team that does not have access to raw data like she has.

Nice gotcha, there.
Which government are we discussing? Federal government, which is likely what most "small government conservatives" mean when they say that, then yes.
State government? That is a bit more reasonable.
Local government? County? perhaps, municipal? By all means if the voters/constituents deem it.

Nice deflection.

I wasn’t making a statement, I was asking a question.

Do developers often do what they want anyway?

I’m genuinely asking. I understand if you don’t know.

It's an interesting question. I can only speak to the broad general explanations that my daughter has shared.

My experience is in imaging systems for robotics, defense systems and C5ISR threat assessment & targeting systems.

Poor Monday Night catching strays over this. And their brewery is fine, it's tucked into the natural landscape whether you like that industrial stuff or not.

The developer of that apartment complex is 77 years old. Hardly a millennial.
