Looking to buy a house

Currently have apartment in EBR, but looking to finally get a house. For those in Baton Rouge and Prairieville, can y'all shed some light on the property tax differential?

For those that have possibly lived in both how much of a difference in property taxes. I know EBR taxes to death, and I also wondered if Prairieville has high taxes too.

Mine is a little more than 1% of our houses value in EBR. Not sure about AP.

Really consider the commute. If you work in BR, the commute from P'ville will only get worse.

Homestead exemption baw. Property taxes are the last thing to worry about when deciphering btw BR and Pville. In Pville you will get about 1000 more sq ft for the same price.

Sort of. While there may be more available houses in Pville, I've found thus far that the price is about the same for the size we want except we'd be having to move 20 minutes further away from work, assuming no traffic to and from.

I can't speak to the differences between EBR and AP with property taxes, but I can tell you that you absolutely want to stay away from the HWY 42 area of Prairieville. If you are looking at a house within a mile in any direction of most parts of 42, stay away. That entire area is full of white trash and crime. Seriously. There are some nice homes in that area that are enticing but most of that area is trashy and full of drug activity.
I'm sure most of the OT familiar with that area would probably agree.
Stay away from all subdivisions in AP. You will grow to regret the decision of buying in a subdivision in Ascension Parish due to the crime activity. Subdivisions here are a magnet for break-ins. Spend the extra $20,000 and get a house in a rural setting of Prairieville and you won't be disappointed.

Thanks for the heads up. I always wondered what areas weren't so good there, but had no reference to check against.

Sadly, AP has been getting quite trashy over the past 10 years. Finding a home outside of a subdivision, in the St. Amant or Dutchtown school district, in Flood Zone X, AND in a non-trashy part of the parish is almost impossible unless you have a house budget of $350,000 or higher for a 1,500 sq ft house.

Because those are the parameters for the estimate I gave. Of course, there is always traffic, but in saying 20 minutes, that is with no traffic.

Because in distance, it is 20 minutes further from where we currently are. Traffic is highly volatile. Always assuming 60 minutes further is silly because that number is only right a fraction of the time. More times than not, it takes 20 minutes to get from BR to Pville and vice versa.

You just have to make a decision on whether you are OK with buying a previously flooded home. There are many beautiful homes that were renovated after the 2016 flood. But your biggest question when looking at that area is did it flood
If you are having children I would highly recommend moving out to the suburbs
