frick yes I’d live there. If you have enough money just to work the ranch and not have to worry about it, then do it. Even if you don’t, if you have a degree or job that will facilitate remote work and you can get high speed internet, do it. I moved to a very rural area where my closest neighbor is about a half mile away, then the next one is 2 miles away. I was commuting to the office, then covid hit and I moved to remote working from the house. Best decision I ever made.

What about if you were in your 30s?

I would sell the ranch and live in a metro with things to do. But that's just me, without any emotional/familial draw to the area.

If you aren't living there now, good luck finding a wife that will want to move there one day

Same answer for all the same reasons I listed, plus more. Where will your kids go to school, what social skills will they learn being isolated from their peer group, will your wife want to live in the middle of no where while pregnant or raising a new born? What is there to do from May until September when temps are over 105 every day?

Sure you do. It's just dirt in the middle of nowhere. Not like it's the Biltmore.

I’m in south Texas hunting often and I’d never consider living there.

The public schools are not great but they aren’t terrible either. There are private schools in kingsville, Alice, and Laredo. Homeschool is also an option, or boarding school. Hopefully I would find a girl that likes small towns or grew up down there and knows what to expect. If I built a swimming pool and took trips to the beach every other weekends I don’t think the heat would be a huge issue. If the girl doesn’t want to live on the ranch we could live in the nearby town, or worst case scenario live in beeville/George west or kingsville or even Alice. I don’t think I would like to live in corpus personally.

I’m not trying to downplay your concerns, because I completely get what you mean, and those are the kind of comments I was looking for, I want people to tell me that I’m crazy for wanting to do this. There is a reason my family doesn’t live down there anymore… I think I could make it work though

Yea there is no chance I would ever sell it. Worst case I will just move to the hill country or something and buy a small plot of land there and visit from time to time but. I like the idea of being able to go to the ranch any time I want and living in San Antonio or whatever wouldn’t cut it

A friend retired to pretty much scrub desert between Uvalde and McAllen. It takes him an hour to get to McAllen via dirt country roads to the highway. The only illegals he has coming through are occasional Mexican families who would love a bottle of water and a can of tuna. All his shiit is unlocked always and he is never missing a single thing

SpaceX Is going to have all of Southeast taxes blowing up over the next hundred years. I would hold on to every inch of land in that area I could.

You're never lonely at Farmersonly.com

We were on a goose hunt in BFE west Texas one time. We were eating in a diner and a woman who looked familiar walked in to pick up a takeout order. After she left the guy told us she was the actress Janine Turner ((Northern Exposure). She had married some rich old rancher and was splitting time between there and LA.

Moved to the ranch in March 2020. Same story. Not a bad way to live, endless projects to handle and lots of Shiner beer to drink. Best part you can shoot guns and pee anywhere; anytime.

Good luck with whatever you do, I wouldn't live in Corpus either, on a canal on North Padre would work though. Whatever you do don't sale it, if you try it and things don't work out there is nothing wrong with waiting to enjoy it later in life. In 25 years when your kids are gone you will have the perfect place to gather with the family when dove, quail, and deer season rolls around. Which is exactly what I'm looking for, we are 75% of the time on the Guadalupe south of New Braunfels and 25% of the time in Rockport after rebuilding from Harvey but in the next 5 to 7 years hopefully that is 50/50 Rockport and a ranch down south somewhere when I retire.

Unfortunately, at this time, it is not yours to keep or sell. The more people involved, the more of a shitshow it can become. Don't ever assume it will be an easy transition, you may want to get some assurances before you commit to living out there. I'd even get your family to an estate planner to discuss transitioning down the road.

Money makes people do crazy things.

My mother in law put their 2 ranches in West Texas in a trust after the FIL died. The only suggestion I had was an independent executor to preeminently strike down the cluster of the siblings being co executors of the estate. Be prepared to buy people out if it's what you really want.
