The thing about Westlake is there is no true "ghetto"

There of course is less than desirable places to live, but I don't ever feel threatened to go anywhere in Westlake.

Some good real estate will start becoming available back home as the middle to upper class escapes to Carlyss and Iowa. I'm all for it.

that's kind of like sulphur. hell the scariest parts of sulphur are white-dominated trailer parks

the scariest parts of westlake are scary b/c of pollution more than danger from people, imho

Walnut Groove- Not really selling fast. They have some commercial in there (Calla- good restaurant, some business offices) and I think they have some a number of houses. But I don't think they are flying off the shelf. I'm not a fan of the architecture and design/ planning. (i.e. Porches facing the back of the adjacent house, narrow driveways, narrow lots, they cut down just about every tree).

I don't think the proximity to the MorganField development to the undesirable areas is that big of a concern. There is a buffer, there will be security patrol, and it is so much more accessible than Greywood. Everytime I drive out to Greywood I want to slit my wrist due to traffic and distance.

Was there about a month ago.

The new construction out there looks really really nice and it looks as though as businesses are moving there in a hurry, along with everyone else looking to buy new homes/apartments.

That's what it looked like on the surface anyway.

River Ranch was developed in an area that was solidly middle class. Wasn't the fanciest part of town but it wasn't the ghetto by any stretch.

access to what? good schools, other nice neighborhoods, grocery stores, good golf courses, etc...

I admittedly don't know my way around Lafayette particularly well, but based on the little time I have spent there it seems like River Ranch is right in the middle of everything. This place does not fit that at all...

I agree that proximity to undesirable areas might not be the big concern, but the fact that this is not west of Common St. makes it a HUGE risk IMO

I haven't been in the know in several years, but when I worked on it the railroad was staying.

I see. For some reason, I thought RR was near some nice established neighborhoods. Not sure where I read that...

No big deal, River Ranch has an interstate running right thru the middle of it, called Camellia Blvd.

Disagree. If it's big enough, you put the right amenities in the area and it can flourish.

If I could, I would honestly stay away from Nelson area. It's too congested. It's just closer to me because I live in the west side of Calcasieu.

But think about all the people that live on the east side of lake charles in small towns like Iowa, Laccasine, Bell City, even Cameron et etc. instead driving allllllll the way to close to the casinos, they won't have to drive such a long distance. Of course I'm not talking schools or municipalities. Just businesses and down time activities

Split it all up.

It is close to East & West Bayou parkway areas and the Vermilion River which has nice real estate

They've been doing this in NOLA a lot since Katrina with great success.
