Hospitality has always been a labor intensive endeavor. People who thought otherwise are dumb.

Vacation rentals blow hotels out of the market the larger your family or group
Rentals work better for me than 2 separate hotel rooms. Plus you get more space/kitchen and if you just do a little research you can rent some pretty cool places, often some rich folks 2nd or 3 home.

I once stayed in a the uber nice "Basement apartment" with a deck over looking the water in a multi-million dollar house on Portage sound in Seattle in just a great a neighborhood. Rentals in the mountains are really nice too

Their real estate market is freaking insane.

1,700sqft new build on >7,000sqft lot

Just shy of $1M. On the water but still.

Galveston? I don’t hate it but that’s some strong words. I’d do Crystal Beach, SPI, or Port A 10 times out of 10 before Galveston.

Why would I be jealous of people who have no idea what they are doing?

Same thing happened prior to 2008 when people saw the "Flip this house" shows and thought they could all do it.

None of them studied the markets or knew what it takes, and many got caught with their pants down

I was flipping well before those shows and remember there being like 8 people at the weekly auctions. Once the shows came out, there were 50+ and they were paying retail prices on fixxer uppers. Morons

I own rentals, I flip, and I have built spec houses. Been doing it since 2001. Pretty sure I know what it takes, probably more so than you do.

Kinda feels like Gulf Shores did 40 years ago.

Funny you say that, as I lived in Baldwin County in my late teens/early 20s playing baseball at a juco, this was 01-03. Gulf Shores was my spot, along with the old Lulu’s on Fish river, coming the back way from Daphne/Fairhope area. Loved the vibe once I got south of Lulu’s. I used to think, “I bet Gulf Shores was cool as frick twenty years ago,” which would have been that time frame you mentioned. I definitely got that vibe off Port Aransas when I visited this past Christmas. I stopped at a seafood market and got all kinda of fresh seafood to make a seafood gumbo for part of our Christmas dinner. Definitely want to go back.

Galveston has all the charm of a Grande Isle beach in Louisiana. It’s hideous.
