I lived east of Dallas for about 7 yrs.

Property taxes are out of control
Home owner insurance rates are out of control
Both screw you in the arse even with a no tax state, they get your arse.

I like the roads and fairly clean compared to La., but TX is not all it thinks it is.

La has better rates than Tx. Property Taxes? TX is way off the chart bad like NE states bad. And LA. sucks too.

But it's how the states are increasing "revenues" w/o a so-called tax hike.

False. Been in DFW metroplex for 4 yrs. Not many states have prop tax handouts, but in TX the prop taxes go for education, and are spent for education. Not so much in LA. Proof? Consider the product.

TX loves them some football fields/stadiums, baseball, track are top notch.

Property taxes doing work.

Education? Starts from home.

I'd look at Bullard and Lindale. The others you mentioned in the OP aren't good choices.

What do you think about Holly Lake Ranch area? I see several houses for sale there very decently priced. It’s just under a hour to Tyler, which is fine by me. But I find it out that there’s so many houses for sale in such a close proximity

Holly Lake is very nice and quiet. Love it. Nice golf course and two nice lakes to fish on. It's population is older however. Hawkins and Gilmer are the closest "go to town" options w Gilmer having the best options for food/shopping.

Holly Lake is now run by Holiday Inn/IHG club and it's maintained very well. Holly Lake kids go to Harmony Schools. Small 2A but great teachers and administrators.

Hideaway Lake in Lindale is also nice with good golf and other sport amenities. Lots more kids there.
