Whatever you do, do not come to the Huntsville, Alabama area. It is in no way whatsoever what you are looking for.

Florida Panhandle, outside of the beach resorts. I built near an economically depressed fishing town (small coastal town). Real estate is pretty cheap but people are starting to find it now. The beaches aren't great until you drive for an hour but nature, kayaking, fishing, biking are great. No crowds, it's a 20 minute drive for groceries and doctors, 45 minutes to an airport. Very conservative if that matters. It ran me about $250k to build a 1,850 ft2 house on pilings. Existing houses are cheaper. My house is on acreage that runs around $4k/acre and I bought a reasonable sized chunk; next to a wildlife refuge. A neighbor with a nice elevated 1,700 ft2 house on a lake and with 10+ acres recently died and the house sold for $300k.

was looking in Skagit County and north right before Covid and thought real estate was dirt cheap compared to where I'm at, I wouldn't have anything to do with living in Seattle, and I'm sure some of the popular areas like Gig Harbor are pretty pricey, I was looking at rural type areas

East Tennessee might be an option. We live right across the border in Virginia. There are mountains, hiking, kayaking, etc. Also, the housing prices are decent.

Arkansas has everything you are looking for. Lived here almost 20 years, and would never consider moving back to LA.
Better schools, better scenery, better hunting, and cost of living is cheap.

Anything affordable is getting scooped up by investors and flipped for $150,000 more than they paid. You picked the worst time to move.

Bristol TN, Hot Springs NC, Watauga Lake area of TN, Damascus/Abington VA, Cleveland or Athens TN, Roan Mountain TN. Muscle Shoals/Florence AL,

These are areas I’d consider nice places to live with relatively moderate housing prices.

The Piedmont/foothills region of NC is very affordable and there’s enough population to where there’s things to do, but still small enough to where you don’t feel like you’re in suburbs (Winston Salem, Hickory, etc). You’re close to Charlotte and Raleigh and in the foothills of the mountains.

I don’t live there now, but the affordability has intrigued me.

I know... it was one of my destinations. May be having to look for a new job. Started indeed searches out there.
