Is there a housing shortage in Baton Rouge?

I see someone is clearing another large tract of land next to the one they just cleared on Burbank.

People constantly moving out of Baton Rouge to the suburbs. As soon as they put up a neighborhood in Ascension, it fills up.

At the rate they are going, It’s going to be solid shitty cookie cutter neighborhoods all the way down Burbank in a few years.

Well, it seems they build ‘luxury’ apartments (luxury doesn’t have to take section 8) then after a few years, the complex is bought for some magnanimous amount of money by sone corporation that doesn’t mind taking section 8.

And behold - neighborhood ruined.

And it happens fast.

We watched this happen in a 10 year period in our old home. They built 8-10 apartment complexes in every open cow pasture in a 5 mile radius. Mix in a few shitty strip malls that are within walking distance. And like magic over the next 10 years, crime spikes and the school district goes to absolute shite. Time to move!

Shortage of sellers who are financed sub 3.5 percent and shortage of affordable new homes being built. Seeing a new homes in the 600k plus range at 6.5 interest, people would have 5k mortgages.

The main driver of housing shortages is the large swaths of housing rendered unusable by crime.

Crime is a major factor in rising housing prices, but is almost never cited as an issue.

Which end? Down toward Bluebonnet or between LSU and College/Lee?

If the latter, that's probably going to be more apartments to accommodate all the students not staying on campus. Each Fall semester sees an enrollment increase of ~800-1k students over the previous Fall (at least it has for the last 4 years).

Eventually those enrollment numbers are going to reverse. When it does, those units will start going Section 8.
