One of the wealthiest in Texas too. It’s up there nationwide too.

His point is valid in that it’s cheaper to live in Collin than Dallas. A $250k house in Plano is $400k down by me.

True but home prices in the last 5years have appreciated 30%+. Starter homes are $350k now in Frisco /McKinney /Prosper .

Lots of Cowboys players live in Plano /Prosper area. I see them often in my line of work.

Nah. Plenty of houses under $300k can be found.

I'll take Southlake, Colleyville, Grapevine. We have these things called trees. And, we'll soon have Amazon HQ2.

Plenty of trees and rural area in McKinney. That city is making a point to not become Plano / Frisco with all the concrete.

Those builder bulldozers are warming up.

On a side note, we do like the Frisco area and have many friends living there. I have no problem with any of the cities you listed. Coppell is nice, too. We lived there before Grapevine. As a town, Grapevine is older and the city is known for the conservation of trees and natural resources. This was a big draw for us. My backyard looks like a forest. The central location was another key factor in our decision. All and all, the North DFW areas rock and unless New Orleans gets a grip on crime, etc., then we'll probably stay here for quite some time.

In the 90's one of those " Worst intersections in the country" lists came out with three of the top ten being on Beltline in Addison. Traffic on 75 is backed up past that prison in Oklahoma on Friday afternoons. If you're below 635, you can cut through on several four lane streets (NW Hwy, Hillcrest, Royal, etc) to Inwood and go South. Even use two lane streets through neighborhoods (Lovers, Southwestern, Park Lane, etc.) through to Inwood. Try that above 635 and you just get to more heavy traffic headed South, or you reach a dead end.

I take coit to get up to Plano if 75 sucks. Greenville goes all the way up there to allen/mckinney.

I take Marsh Ln from Las Colinas all the way up north if for some reason Bush has a major accident near the Trinity.

That Greenville drive was kind of barren in the early 80's. There was barely any traffic on it back then.

I worked at Stemmons and Mockingbird. I had hundreds of routes to get to my office. I was out calling on customers all day. I tried to work West of 75 to Arlington, Irving and down to Cedar Hill. I had customers in Mesquite, Garland, Richardson, Plano, and Addison, but hated going out to them. I worked I-35 up to Denton on Wednesdays. Some Mondays, I'd start in Oak Cliff, go to Mesquite and Garland, head West on 635 to Forest and Royal, and come back down 35 to Mockingbird. On Tuesdays, I'd go out to HEB, Arlington,Grand Prairie, Irving and sometimes hit Carrollton and Lewisville. At that time, all of my customers were car dealers. I always had info that had to get back to the office, and a deadline. I drove as much as most truckers.
