Is this normal practice? Or should I ask for an estimate without him seeing what insurance wants to give me?

He wants to max it out without you having to pay more.

Ask for the estimate without showing him.

I wouldn’t show the roofer that. Just tell the roofer to give you a price to roof your house. A friend of mine had his roof redone and adjuster estimated more than the roofer’s price and he basically ended up with a new roof and didn’t have to pay a deductible.

I WOULD show him the nearest exit off of your property, though...

Alot of these roofing companies will not give you a cash estimate.

They will only do projects involving insurance claim.

I wonder why?...

Just because your insurance adjuster gave you an estimate doesnt mean that's all they will give you....you can fight their estimate.

Dont show the contractor a God damn thing...it's none of his business.

Would you rather he have no idea what's actually being covered by the insurance? Are the gutters included? IS it the whole roof or just one side? what type of underlying material, felt or synthetic?

so would you prefer him charge you more than the insurance is going to pay you b/c he doesn't know exactly what he should be doing?

You do realize that these roofers are going to make money no matter what. Give them the insurance estimate so they can make sure they are doing everything that is covered, and more often than not, they know loopholes to get you more. You aren't paying more than your deductible no matter what, but it is possible for them to find ways for you to not even pay your deductible. If you have roof/gutter/fence damage, there's ways to get around having to pay your deductible.

but sure, act like you know more than the guy that's put on a thousand roofs through insurance.

Amazing the amount of ignorance in these threads. Good luck “bid shopping” in 2021. The adjusters will tell you to give the estimate to the chosen contractor. Youre only saving the insurance company money, not yourself. Unless you just want to commit fraud which you’ll need the contractor to do as well.

Yep he is trying to max the insurance allowance. I’d tell him you don’t have an estimate from insurance yet and ask him to quote you on the job

On one hand, they typically will not make you come out of pocket and just do it for the insurance amount. On the other, you may have other damage that needs to get covered and not wanting them to dip into your proceeds if they are more than the actual repair.

My house has a whole lot of repairs. All of these smaller trades (tree removal, tarping, roof) are like oh insurance will cover it…while that may be true it will eat into other allowances if you pay the first guys on site as much as is allowed rather than simply the price they are willing to do it for.

I don’t know which people to believe. Half the thread says don’t show them and half says do.

If you’re not trying to commit insurance fraud and just want it done in a timely manner by reputable people, what do you do?

I wouldn’t worry about the roofer jacking the price up. Normal insurance work consists of the Insurance company giving you as least as possible, and usually working with ridiculously low wastage allowances, if any at all. It then goes back and forth until you get what you need.

Insurance will give roofer half the money up front. After the roof is done, insurance will cut a check to roofer for remaining balance.
That's how they keep the payout amounts down....

I had mine done last year after delta. Gave the contractor all the insurance information and they pointed out several things that were missed. They handled everything to get those things added and I was only out of pocket my deductible

Exactamate is currently paying 450-475/ square for a shingled roof with a decent pitch for residential. The residential roofers are typically 350-385/ square for the removal and replacement while making a decent profit margin at this rate.

Provided you are being paid the entire removal and replacement, the roofer you choose can assist with your out of pocket deductible.

All of that said, my course of action would be to simply tell the roofers pricing your job what your deductible is and that you expect to have that absorbed into the cost of the replacement.

If you play your cards right you dont have to come out of pocket anything....find the right contractor and the right adjuster. You can always dispute your adjusters estimate or get a 3rd party adjuster.
