A huge reason we are gonna stay in TN is the no state income tax and relatively low PT.

This UT coaching search has just been a big bonus lately. The local sports talk radio is fantastic.

We had a 3,200 sf house when I was married. Formal LR, DR, 4 BR, upstairs playroom, music room. It was way too big.

Current GF (no pics but posted before) has a 2,000 sf home which is just about the right size.

When I build my house it will be about 2,000 sf. I just want a very nice kitchen, good sized den/LR area and master bath. I'll put in 2 small BR's and bath for the kids and grandkids. I'll need a yard for my vegy/pepper garden.

I pay ~900 a month just in property tax. And you'll pay much more at 450k. Then you have all the other crap (pest control, alarm system, grass guy, maid, random upkeep). Not saying you need all of that, but shite, if you are buying a 450k house, you can afford a maid. Stuff adds up fast when owning a house.

Also, realize the long term view. That's a lot of money early in your life but as you get older, you start incurring more expenses. We have a dual income and not to brag, both do well. With a kid in daycare, cars, house, insurance, hobbies, etc. Money goes away fast. Not that we are hurting. We still live within our means. But I would have imagined the amount we make to go a lot further if you would have asked me 10 years ago.

3600 livable, "air conditioned" space. Wife, 3 kids and a dog. When the kids are gone we will barely use the upstairs except for guests, so we will mostly live in the 2000 or so downstairs. That will be nice.

3100. We are now empty nesters. 3 bedrooms, a study, 2.5 baths. Our master br, kitchen and living room are large. We do have kids home for holidays and host alot of company for home FB games. The only room we don't use much is dining room.

That's not terrible. We're currently renting a 1600 sq. ft. that's a 4-bedroom, 2-bath. No kids though

Grew up in a home 1900 sft... 2 kids with our parents. Have 3 kids... one in grad school. We lived in a home 2600 sft in Texas until 2010. Now live in a 4400 sft home. We honestly only need 3000.

TX prop taxes suck, but i'm pretty sure he won't pay well over 11k/yr for a 450k house there.

on 450k house here in Will Co TN prop taxes would be little over 2600/yr, insurance around $1000/yr. Crazy what you guys pay for that shite in other markets.

1700 we built last year. I designed it, just me and the wife so we don't need a lot of extra bedrooms since the kids are in the same town.

Just remodeled...

Dont need anymore room/space....

That picture is a nice house. I’m building something similar right now but not nearly the price tag. 3400sqft here (400 of that is bonus room above garage)

yeah kicker here is land. lot was 250k, 30k in permits and impact fees before first stake went in ground. I'm a materials nerd, could have saved $ by not doing foam insulation, aluminum clad casements, 5" hardwoods, and commercial appliances, quartz in every fricking room including laundry, etc...But told wife to blow it out and she listened. All in i'm at 875k but market value is 1.25 and I think I could push 1.3, which is nice.

Started out in 1100 sq ft

Built 3 houses, all progressively bigger........currently in 3500 heated, but about to sell our business and move away from the God foresaken Baton Rouge area back to the promised land......
