How are the neighborhoods off LA74 between Bluff and LA73?

Lake at Twin Oaks
Legacy Hills
Oak Alley Estates
Lakes at Dutchtown
Moss Pointe

Are they all pretty nice?

I'm in oak alley. Don't move here. Neighborhood is great, but our HOA has been in a lawsuit with some idiot resident over the ponds for few years. It's a real cluster. Love my house, love the location, wouldn't have bought if I knew about the retardation that goes on with residents

Lakes at DTown & moss pointe are pretty much the same. Lil less pricey than oak alley. Twin oaks seems quiet

We saw some beautiful homes in Oak Alley. So far we like it better than Moss Pointe. Legacy Hills is too meh IMO. What kind of HOA issues?

Yeah, but not off 74. I wouldn't want to live off Bluff. I like being closer to 73

Oaks on the bluff is like 1- 2 minutes from 73.

And btw. Traffic on 73 and 74 in am is a disaster. From bluff you can get to 73 easily or go down to old Perkins and hit interstate at highland easily.

I know he guy that built most of the houses in Legacy. I watched a couple come up, cheaply done. Cuts corners

All are very decent
And in those areas you are getting really good schools

A couple of the residents sued the HOA because of some bullshite with the ponds. Not enough aeration or some shite. Well, the dipshit that's leading it is a retired lawyer and I think he's doing most of it out of spite at this point. Been going on for years. I've been here for 3 & it was before me. I don't quite understand it all. We went to one HOA meeting and it looked like a ferguson protest. Complete shite show. Like I said, love my house & location. But if find out more about what's going on before Id buy. May/may not be a deal breaker

Yes. Oak Alley and Legacy Hills have probably your more expensive houses, followed by Lake at Twin Oaks, Moss Pointe and then Lakes at Dutchtown.

Really a different price point.

Moss Pointe, HOA fees are $480.00 per year.
