You're splitting hairs. There's nothing wrong with Harvest. It's clean, friendly, and conveniently located.

Stay off lakes/retention ponds and you will be ok
Issues with bulkheads and losing back yard to erosion.
Don't park your vehicles in driveways and leave them unlocked unless you want your belongings stolen
Schools getting too big
Same headaches that will turn most Ascension living into same issues facing Baton Rouge in next 10 years
Good thing is by then my kids will be out of schools and we will look to return to BR

Oaks on the Bluff for the win.

And, there's only an I-10 noise problem on the last street, adjacent to I-10--and it's a legitimate problem. The original developer could not get those lots developed because of the I-10 noise. So, he sold them to Level Homes. They built some low dollar spec homes that sold for WAY less than the rest of the neighborhood.

They just repainted the outside of Harvest. Or are you saying the quality of product inside the grocery store has changed?

I normally shop at LeBlanc's or Alexanders. Alexanders, I believe has one of best meat departments in town.

Lake at Twin Oaks

building in here now.... should be done in 2 months... and it is really quiet, from what i can tell, and while it wouldn't have been our first choice, i've really come to love our choice...

we looked at many different ones... we really like the entrance of Fountain Hill, but it's right by the interstate and noisy as frick... almost went in Oak Alley South, but the builder, more than likely, underbid the house, realized it, then tried to keep putting us on the back burner, so we got out of the contract... Legacy Hills was one of the places to be about 5-10 years ago, now not so much... Moss Pointe/Lakes at DT are nice, but for the size of the house we wanted it didn't make sense to go there...

Got 8 acres off Bluff down Ridge Rd and its still not enough. Rather drive an hour to work from the Feliciana's where I have a sweet spread and not a neighbor in sight. Couldnt imagine living on top people in these neighborhoods today. It would drive me nuts having people live that close to me.

Exactly! If someone has some land for sale (prefeably with a nice home on it) outside a neighborhood, hit me up. This freaking 73 traffic and subdivision life is driving me crazy!! 15 years ago was awesome, now its a complete cluster. If it wasn't for the school system, we'd been long gone....

Regarding the builder you speak of MiloDanglers, I've seen his work. He's a good builder and no, he didn't build my house. What kind of corners did he cut? I watched him build 2-3 houses and thought his attention to detail was impeccable. Custom houses and craftsmanship commensurate with the neighborhood.

you wouldn't be speaking about In Line Design, by chance?

which drives everyone's property value down... not a good thing...

we actually ran into this with the first builder, in Renaissance on 73... we sign a contract, then a week later we learn about DSLD buying up the remaining lots in there... being we didn't know about that before signing, we went back to them and said we weren't building in there, and had we known at the time, we wouldn't have signed the contract...

What's wrong with legacy hills compared to 5-10 years ago? We like the way Oak Alley looks compared to the rest. Oak Alley has some really nice homes. Legacy Hills seems too gaudy IMO.

just temporarily. It's only 12-15 houses. After a couple of years, there will be 20 new sales of the higher end houses that will drown out those 12-15.

I think it is a fine neighborhood. They have had a couple of foreclosures listed in there, but the neighborhood itself is great.

damn, dude.... i'm not saying there's anything wrong with it... i'm just saying it's not necessarily the "hot" place to be, like it was a few years back, when it was newer...

Oak Alley is very, very nice.... hell, i liked it very much too, and a part of me wishes i could still have the lot (3rd on the left upon entrance to OA South) that we had, but i didn't work out with the builder... Oaks on the Bluff is very, very nice too... We are actually modeling the exterior of ours off a house in the back of there... white painted brick, clean lines, etc....

and I share your observation of Legacy Hills... too much of that maize yellow bullshite, with overly ornate exterior decor.... the neighborhood is nice and stuff, but it just isn't as high on many people's lists as it used to be....

you may be right, you may be wrong.... either way it wasn't a gamble we were prepared to make, though we liked the subdivision a lot....

i will say that, in terms of spec home builders, Level would be one that i wouldn't necessarily have minded.... it's way above the DSLD's and DR Horton's of the world...

I agree. I don't like the way Moss Pointe looks either. Oak Alley has a distinct quaintness to it.

never been in the actual subdivision, so i can't really comment on this one....

another one that's like LH, is Bluff Oaks.... and another "quaint" one is Bluff Heritage...

What's the gamble? Oaks on the Bluff is the highest end neighborhood mentioned in this thread. You think that somehow changes because a few level homes went in? The rest of the neighborhood is still selling at much higher prices per square foot...
