Supposedly we have to ask permission to get a swingset and trampoline. I've put both in and not asked. Same with french drains. If it can't be seen from the street I'm just not going through the process.

In those communities you mention, most of the HOA fees go to the amenities and keeping the neighborhood clean, the grass cut in the medians and communal areas, etc.

They will have a professional company handle the day to day stuff.

In 6 years of living in one in Katy, I got two notices.

One was for leaving my trash can out too long. I was out of town and I asked my neighbor to roll out my can and bring it back on trash day. My neighbor brought it out, and then the next morning had a heart attack and ended up in the hospital, so the trash can was not brought in.

The other time, we had one of those times where it rained like 23 days in a row, and no one cut their grass, so it got pretty high. Something like 24 out of 26 houses on our block got the same letter.

While you needed permission to make outside changes, the reality was they only cared about the ones from the street. I put up a shed in my backyard and no one said a thing.

In Cypress here (Lakes of Fairhaven) HOAs are not that bad. They keep the place looking nice, enforce the deed restrictions, and keep the home values up. If not for them, we would have idiots tearing up the greenbelts with 4 wheelers and SUVs. Aggie Rednecks are something!

The HOA's are typically fine. They can seem nazi-ish at times but it's how they keep order. I don't want cars on blocks in my neighborhood. I did get a letter about my trash being at the street a day before garbage day (lawn guy puts a bag at the road when done).

$1040 a year for HOA in Cinco Ranch (Katy)

HOA's are across the board, some active, some not so much. I've seen a couple not do anything about the 37 Asians living in one crib. Houston living... HOA's, MUD tax, property tax, etc... you gotta pay for those pretty high school stadiums

She's all about the shuttle. Hopefully my day to day won't involve much traveling around on the hwy system.

Land out in Tomball isn't a bad idea at all, we've certainly discussed it.

As mentioned, you can't avoid them. Unless you want to be out in the woods.

You WILL get a letter. They'll find something. A stain on a brick. If it's legit, fix it. If it's a stain? Screw them. There are a LOT of steps required for them to take your house.

We got a letter for our "unapproved fence". We have a dog run. Out house was built in 1983. I was born in 1973. The fence was installed in 1985???? Lol

We emailed them and told them they are crazy. We are the third owner of this property. They can bug the first guy and ask him. If he's alive he is probably 85. They wrote us back to say they found the letter requesting the change on file. Really!!? From 1985? On what, microfiche?

Try Spring Branch. Much closer to town, bigger yards, weak or absent HOAs, and limited trash. SBISD is ok, or just send kids to private school.

I will respectfully disagree sir.

The Heights is better. Spring Branch is STARTING to gentrify. The Heights has gentrified. Families pushing strollers through art pieces on Heights Blvd. Spring Branch can go from Zero to Sketchy in about 50 feet. From ghetto to barrio and all colors in between. Give it another decade.
