sale price was contingent. you can say the price was as is, and not spend another dime. if she still want it for the original price you have to sell, but is she wants the items repaired then that changes the original sale price.

If the contract said the closing had to take place by August 15 and she didn't have her shite together and missed the deadline, you're not obligated to sign an extension. You can tell her to frick off and put the house back on the market.

What everybody else said but with experience Ill give you a little nugget of truth. Foreigners sometimes really like to haggle but if you hold firm they almost always cave.

The 7500 in cash is a red flag for her plumber being an illegal and her pocketing the other money.

Go to a lawyer and call ICE.

This. I'm under the impression that if the home doesn't close by the date specified on the PA, the PA then becomes null and void unless the two parties agree to an Extension of the Act of Sale. And at that point, you can just refuse to sign the extension, put it back on the market, and the buyer gets their deposit back if they ever put one on the home.

If the closing date comes and goes and both parties don't sign an extension, the deal is dead. She can't sue you for specific performance and you can keep the earnest money.

Assuming this is in LA and assuming the standard PA was used then this is the correct answer. It's written in pretty plain language in the PA.

The only thing that might complicate things would be the inspection period and the plumbing repairs. Again, all of this would be laid out in the PA, but the inspection period has come one gone though.

and also indicates that you are making even less than your asking price minus 20%

Standard purchase agreement stipulates "Act of sale to occur on or before a specific date"

If purchaser does not conduct that act of sale through their chosen closing agent by this date you have the absolute right to walk away or to sue her for "specific performance" if you prefer.This is based on the standard LA purchase agreement.

Where is your realtor? Any competent realtor would already have answered all your questions and concerns in this regard, and facilitated the closing. I am guessing you chose not to use a realtor. That was your mistake!

Or she's trying to sell it, use the money to her to cover your sale to her, and she'll take the profit.
