OP, it’s the little things that add up. Receptacles, hinges, drawer slides, knobs, fixtures, etc.

Example: you can buy a pack of 6 cheap chrome drawer handles for like $3.00 or you can find handles that are $20-30 each. It all depends on your definition of upscale.

This sounds awful cheap

For some maybe. I though it was high based off what it costs for my 4 previous homes. Material has gone up!

Less than that is total cookie cutter stuff

You get into custom everything, heart of pine flooring, and more elegant finishings you get into the 200 per foot range.

Hell you go Wolf 8 burner double oven with SubZero fridge and a Cove dishwasher you're at 50k in appliances before you even start cabinets. Double stack inset cabinets with dovetail and soft close with Quartz counters and a mosiac marble backsplash and you can drop 100k in a 14 x 12 kitchen fairly easy.

Its why these threads are impossible with the limited info given.

175-200/ft

You can tell who has never built a house. At 175/ft for a 2000 living house would be $350,000 without land....

No way.

We built a house near Mobile 4 years ago. 4500 sg ft plus a screened in procha dn 3 car garage.

Crown molding through out, 10 foot ceilings, 8 ft doors, 3 feet wide; ceramic tile floors, granite counter toiops and island.

the cost was about $110/sg ft on our land, included and out bricked in grill and an aluminum fence...

Depends on your spec level. That would be close at our base spec level.

Anyone considering building a home that is going to cost $175 ft without land- please give me your contact info.

You can come look at mine and I’ll build it for $150 with similar finishes.

It also depends where you live? Uptown New Orleans is going to be more expensive for labor than somewhere like Laplace.
