Same here SST. I have a lot on the Diversion and working on plans now. Let me know if you find a reasonably priced contractor. I'll do the same

100% correct. People get so caught up on sf they lose sight of architectural integrity and flow of house. If you like everything else about the house that 400sf is a non factor with regards to the scope of the project.

My kids have a kids office for their homework, artwork, reading, etc. use it constantly. Highly recommend
