thats what everyone says until they start bidding out our specs and our market subcontractors and start shaking their heads. Not saying you may not be abe to turn a little profit, but you won't make nearly what you think you will make.
Wait until you go to pull permits and get hit with 30k in impact fees before you can even move dirt

Yeah thats our market. We don't even spec granite anymore, everyone wants Quartz. We don't use anything but aluminum clad casements on all 4 sides, all zip system sheating, cement board soffits, 6" gutters. We give 3 ceiling treatment (coffered, vaulted, trey, t&g, combo of those) with 8" baseboards and 8' solid core doors up and down. Do a 7" crown down 5.25" up with stone mantle.
The rest of our materials pretty much follow suit, all sand & finish, our tile package averages out around 10/ft2 w/o labor/grout. We typically use kitchenaid in our price points under a million, Thermador or Wolf/SubZero above.

Yeah, as low as interest rates have been, more and more people have been building some real high-end homes. They might be in foreclosure in a few years, but there are a lot of them
$200-300/ft houses aren’t the white rhino that some in this thread are making them out to be. Can you have a great house for much less? Absolutely. But you can get to $200 really quick

Trust me, initially my wife picked out a backsplash that was $51/ft2. Told her she must be crazy, settled on one for $6

Price per sf is a nice metric after construction is finished...but is pretty worthless as a pricing tool. There are simply too many variables in the construction process. House size is perhaps the greatest variable. If you go all out, and build a $100K kitchen in a 2500 sf house, your price per sf will be astronomical. Spend that same $100K in a 4500 sf house, and the price per sf doesn't look nearly as rediculous. Also, there needs to be some recognition of sf living vs total sf. Bedrooms and Living Rooms with 8'doors, 9' ceilings, 10" crown molding, 8" baseboards, hardwood flooring, and tray ceilings cost a hell of a lot more to construct than the attached garage, and screened-in patio. My point is this. For anyone saying "I can build you a house for a $150/sf, take it with a grain of salt. The best pricing (most accurate pricing) is obtained with 2 or 3 estimates from a full set of plans and specs. Anything less is a guess at best.

I built recently. I had the land just like you. I paid about 184/sq ft, land not included in this price. Nice pool, 3600 living, with all nice amenities. If you build in EBR or Ascen you should plan for this area. If you want less amenities then it'll drop. I have all the top issues you talked about. It's really up to you how much money you want to spend. It'll be hard to say no to all the nice things I promise. Get someone who has a comparable type house and get a contractor to tell you what it'll cost you.

Here’s one for all you guru’s...
We had a very experienced local draftsman draw our preliminary plans. We went in with a list of things and a request to keep it at around 2500/4500. We got the plans back and they’re 2900/4800. He included a 4th BR and a computer room, neither of which we asked for or needed (he included them to make the floor plan work, etc...). If we figured out how to cut those, we’s get down to around 2600.
He said that’s fine and we can try to cut those out but unless we’re cutting things like kitchens and baths, we won’t save a lot of money cutting misc living square feet.
Thoughts on this theory?

I’m about to build a house and I own my own land. Prices I’m getting are running around 150 sq/ft. And this is nothing fancy. Concrete floors and no crown molding. Lumber is up about 40% so get ready.

He’s right. I mean, of course you’ll save some money. I think if the cost isn’t that much more then go ahead and do it. Cheaper than adding on later

Whatd you pay for the brick and labor? If you're at almost 5k sf under roof aint no way you did that without going dirt cheap interior, or did you build it yourself?

He's absolutely right.
Picture a 4000 SF house that cost 800k to build, which was a 5 bedroom, 4 bath house, with a pool.
If you knock 400SF off of that house, keeping the beds/baths the same, just eliminating 'space', the price aint coming down 10%. You still have the same number of bathrooms, pool, and a kitchen. Adding living space is cheap, since floors sheetrock and paint don't cost a lot.
On the other hand, adding an outdoor kitchen can easily throw in $20-50k in cost to the EXACT same floorplan, depending on fixtures, appliances, fireplace, etc.

Built in Ascension for around $150/sqft. I hear $10-15 less in LP, $10-15 more in BR for the same type of house we built.
