Private Mortgage Insurance (PMI) is a special type of insurance policy, provided by private insurers, to protect a lender against loss if a borrower defaults. Most lenders require PMI when a homebuyer makes a down payment of less than 20% of the home's purchase price – or, in mortgage-speak, the mortgage's loan to value (LTV) ratio is in excess of 80% (the higher the LTV ratio, the higher the risk profile of the mortgage). PMI allows borrowers to obtain financing if they can only afford (or prefer) to put down only 5% to 19.99% of the residence's cost, but it comes with additional monthly costs. Borrowers pay their PMI monthly until they have accumulated enough equity in the home that the lender no longer considers them high-risk.

I need to get out more. It use to be Vic's and rusty nail when I was full stag. Now Dos Jefe's, Frankie and Jonnies for oysters and Monkey Hill.
I like Henry's & Cooter Browns to but don't make it out there as much as I like.

You should be very proud of how brave they are.
Anyone who owns a home in New Orleans is like Kaitlyn Jenner. Stunning and brave.
But honestly whoever doesn't like New Orleans can GTFO, don't let the door hit your arse on the way out.
And anyone who's already left? Good riddance. Good luck in Yankee territory, assholes.

That's just because you're not from New Orleans. Let me guess, went to Bourbon street that one time and now think you know the city?
No I'm not. I grew up in the BR area but I lived in Nola for close to 2 years. I don't hate Nola.

Read what I quoted. I don't feel like taking the time to save 80-100k, that doesn't mean that I can't afford a 400k house. My lender waived escrow because they believed that I'm capable of making lump sum payments for taxes/insurance. I'm not living beyond my means by any measure.
