I would think the conversion of older buildings into apartments. It’s not like they were building new homes there.

I used to live in a house in Beauregard town off Maximilian. I would walk around or ride my bike to the casino without much issue.

While I might quibble over the details, I don't think any of that has anything to do with momentum. Residential capacity keeps increasing, and it's going to massively jump when the Chase building reno is done. As long as that continues, and people keep maxing out capacity, the businesses will follow. The more people, the more businesses, and the more political will there is to "clean up" the area.

Oh, I feel the opposite. During my time, 440, the Commerce, Onyx, 525, and several new hotels were all built/renovated. Not to mention the influx of new restaurants. Plus, many of these projects were going on simultaneously.

While think the Chase reno is a great thing, I'm not sure of any other major residential projects going on. I could be wrong.

Well yeah. A shite load of new housing came up in that time downtown.

The question is how many moved out of downtown during the pandemic.

I know other properties have been purchased, but they haven't announced use cases yet, at least as far as I know. So let's ignore those for a minute. Chase alone is, what, 150 or so residential units? People would look at you like you were insane if you said a new neighborhood with 100 lots wouldn't have a substantial impact on the economic capacity of an area.

Plus, the River Center Theater just finished a massive full gut reno that's now going to bring larger acts, starting with the city's first full Broadway touring season that we are about to wrap up.

To shift the emphasis a bit: as long as rents downtown are fricking astronomical (as they are now), there will be residential projects on the horizon. I'll concede that downtown has lost its momentum when those rent prices start coming down. Until then? I just see natural ebbs and flows, not a loss of momentum.

Since the Holden era, there have been 6-7 others like Chase…either new construction or renovated old office buildings that we repurposed. It’s definitely a huge impact, and it’s why there is a Matherne’s, gyms, and a pharmacy downtown.

I suspect that hotels have a bigger impact on the restaurants and bars though. Unfortunately a lot of that dried up in the pandemic. But they are coming back slowly.

I’d like to see another hotel downtown. Preferably a Marriott branded property.

I just ran past that and it looks great. I'd love to see more shows there. The river center bookings have been atrocious for a while now.

I agree it's will have an impact, we'll see if it makes a dent. The apartment unit to single family home isn't really an apples to apples comparison, and I tend to agree with what dewster said. I imagine the restaurants see more clientele from the hotels rather than the downtown residents. There are a few barflys at the different establishments, but the majority of people I know that live down here don't frequent the establishments during the week.

Rents are going up all over the country. I don't base my feelings off of those indicators but rather more of a qualitative viewpoint having lived down here for the better part of a decade. The vibe started to wane pre covid and hasn't been the same since. I'm not sure if you live or work down here or for how long, but if you do, I can't see how you would say walking down 3rd street on a Saturday night in 2016 is in anyway comparable to now.

That sucks to hear. Downtown was finally coming to life about 2008-2015. Roux House, Happys,, B & T, Tsunami rooftop, that wine place…Downtown had a nice mix of fun bars with a perfect size crowd for few years.

What bars still exist down there other than Happys?

Matherne's downtown is a gem. And they absolutely KILL it during Mardi Gras season as the only real grocery store near parade routes.

Roux House has been vacant for years now. Talks of reopening have been around since it closed, but nothing yet. Hueys, The Office, Blues Room and Breakroom have all closed. B&Ts is the last place to really party with a regular weekdend band like Roux House used to be (not counting trashy arse city bar). I think it cut back a day or two though. The Basin (old 1913) will get a mix of bands, DJs and Greek events/private parties.

Tsunami, Happys, Squeaky Pete's, and BTR all do well. Blend does well also. Not sure about Jolie Pearl. I don't like oysters, so I never go there but it's been around for a while.

I know that it’s part of large ownership group that involves a number of other entities downtown. I would assume the hotels are their bread and butter while they get the business lunch of the day. Hopefully, something can breathe some like into BR because it seems to be struggling.

Office was downtown for a bit over eight years, up until about a year ago. And I tended to stay local into the evenings a fair bit. Still go to the 19th a day or two a week, go to shows at the Theater, grab dinner at Cocha, etc. But I'm admittedly not a daily denizen anymore in the way I once was.

And again, not necessarily arguing vibe of downtown in general. I simply believe that everything follows the increase in overnight residence, whether hotels or permanent. As long as that stays strong, I'm not concerned about the overall momentum of downtown.
