While there are pockets of the South Side of Chicago that look dilapidated, with a vacant lots here and there, it's certainly nothing like the huge swaths of Detroit. I wouldn't think it's much worth than certain areas "on the edge" in Baton Rouge.
The city of Detroit is just crazy to look at on Google Maps to see how just huge swaths of the city surrounding the old center are just vacant land.

Very similar situation in many cities up that way:
St. Louis
Cleveland
One of the worst of them all, Youngstown, Ohio
It took a major hurricane/flood event to make the Lower 9th Ward in New Orleans look like that. These areas just happened on their own

White flight destroyed them. The houses in New Orleans or BR are small, 1-2k sq ft in most cases. Detroit has street after of 3k sq ft houses that were grand and built in the middle of the last century. One problem I heard related is that the plan was for Detroit to be nearly 3 times the size it every was. Too much overhead to maintain.
Outside of Detroit is amazing. The wealth of that area is undoubtable.
