Demolishing buildings is relatively cheap. It's the property that's expensive.

FYI, the mall was reported to be up for sale in August for 4 million dollars, Pennys sold for 845K recently so I suspect the other anchor stores aren't in the 4 million dollar price tag.

How much could engineering and wetlands mitigation cost at the Fairgrounds?

The whole EBRCOA clusterfrick put a bad taste in a lot of tax payers’ mouths. I’m not sure I’m in favor of the new BREC tax, but Baton Rouge’s public park system is actually one of the few things it does right.

Now, when the mayor proposes to raise property taxes, I hope that south BR shows up with a vengeance to vote that shite down. No reason property owners in the southern part of the parish should foot the bill for improvements to NBR where the majority of the freeloaders live.

BREC has no business running a zoo. Keep up parks and trails and facilities, but a zoo. NO.

Not to mention lead paint... although that might have been a little too late for lead paint being common.

Also have to consider mold remediation, depending on the level of maintenance ( ) lately.

Plus the cost of land itself.

All considered, while Cortana is undoubtedly a more central location in EBR, it's almost certainly a more expensive option than the state fairgrounds.

Both are right around 100 acres... the current zoo (parking and maintenance included) takes up around 70. Not counting all the unused property around it.

Because they don’t know any better. Visit some other cities, and you will see what a properly run Rec dept looks like. With 100 million a year, they should be building/renovating parks every year and hiring staff to work them.

It is, but it's also the most expensive to develop.

The horse farm on Jefferson would be a good spot, but it isn't currently available.

Maybe they can buy the old Sherwood golf course or expand Forest Park on S Harrel's Ferry. Maybe there is a way they can do that and obtain the land north of the street along I-12.

Fairgrounds on Airline is pretty much the best of what is available at the moment. It checks most of the boxes.

Demoing a building is not the same as abating a building, but I understand your point. to demo a building you may have to abate it first and that is more expensive than just demoing a building.

Cortana was built around 1970, and I'd guess there's asbestos there.

Yes. On the other hand, it's huge and will eventually have to be demolished or re-purposed anyway. Indoor malls are a thing of the past. That's a visible piece of property at the intersection of two large highways. It's pretty easy to get to.

That's probably the one site large enough that wouldn't piss everyone off. It is also likely the most expensive to obtain and prep for zoo construction.

Not to mention it would get NIMBY'd even worse than the Fairgrounds. (Same with the Rural Life Museum across I-10.)
