Doing Favors Always Ends Up Biting Me in the arse -- Just Venting

TL/DR Real estate agent accused me of snaking a deal when I did her a favor. She got caught out. I hit a dog on the way home. The dog lived.

So, Friday, my boss asks me to help another agent out by holding and open house for them. This woman is notorious for never holding houses but soliciting other agents to do it for her. If my boss hadn't asked me personally, I never would have got my arse off the couch on a Sunday.

So, I hold the open house. One couple drops by. They're very interested. I ask if they have an agent. They say no, but would like one. Since I just made my license inactive, I refer them to my mother. I simply gave them her phone number. Nothing else is said.

Sure enough. They called my mother and asked her to be their agent in the purchase of the house and the sale of their current home.

Woohoo.

That's a potential $12,000 payday for me just off the referral fees.

SOP is that all walk-ins belong to the agent holding the open house. That's why we hold the open house. Since I can no longer write contracts due to being inactive, I referred them to my mother.

I've done this at least a half a dozen times over the years.

Well, a few hours later I get a call from my broker/boss saying I said all this shite like, "Never work with the listing agent." "She's a bad agent." Etc.

Things I never said.

I might not remember exactly what was said, but I remember what I didn't say.

The other agent's assistant wrote a long email that stated, "This is what the client said word for word," and listed all this shite I didn't say.

Well, my boss gets the woman who was interested in buying (emphasis on WAS) on the phone and finds out my version of events is the true one.

But the deal has already been queered because of the other agent's (or her assistant's) greed.

AS agents, our one job is to sell the damn house and take care of our client's needs, that whole fiduciary obligation, but they've apparently forgotten that by chasing a MEOP.

I'm enraged at being called a liar, a snake and a cheat by this bitch. She tried to frick me and got caught. But nothing will happen to her.

But what can I do? I took on a salaried role in the company because I was burned out from selling. So, I can't really confront them.

All I can do is express my displeasure to my broker in polite and measured terms.

frick doing favors anymore.

And I hit a fricking dog on the way home. Knocked on the owner's door. Fortunately the dog survived.

Yeah, this is the third time I've run into this bitch covering her arse at my expense.

I'm tempted to tell the broker it's me or her...and with me goes my family that average about $20 million in sales a year.

BUt that would be kinda a bitch move, as satisfying as it would be.

why didn’t you refer her to the agent you were holding the open house for? Just curious because I’m not in the real estate field.

I'm a referral agent now. Not really active or inactive. It's a gray area. As a licensed assistant I can still hold open houses as long as I don't represent myself as an active agent, which I did not.

And I was doing my boss a favor.

Because as I said, walk-ins are generally the agent holding the open house's to do with as they will. They didn't want to work with the listing agent because they aren't stupid. An agent cannot represent the buyer and seller equally well. It just doesn't work. So, I gave them the number of an agent I trust.

She's not my boss. She's a contractor just like me.

I'll quit tomorrow. I don't give a frick. I'll go back to selling and be just fine.

This woman has lied about me to cover her arse multiple times (the assistant, not the agent). She's been caught every time. I can't work with her anymore.
