Shenandoah is on a steep decline. It's taken in a lot of "refugees" over the recent years.

Are you trying to rationalize that price you paid to be in Geismar recently? Shenandoah, Lake at White Oak, and every hood down Tiger Bend and A Harrells Ferry is doing fine. You're wrong. Absolutely incorrect.

The tax base of EBR is leaving in droves. Were you around Shenandoah in the 90's when the community and their golf course was thriving?
