Don't be surprised folks when you learn the people who are forcing the landlords to sell their properties because of the policies they have enacted are the ones buying the properties. The corruption has gotten so out of control and ingrained I don't think it can be stopped.

I read ya loud and clear, and you’re right. It ticks me off too.
What’s worse though, is even when property owners do get to finally evict these people for non payment, and you know they aren’t going to be able to come up with 10-20 K on the spot, is that they still have to lease them up again, and before they do that, they’re going to have to paint, change/clean flooring, fix punch out lists to make ready. There’s a lot of extra money that will be required on top of all this just to get these units ready to lease again. BUT nobody thought of that either when they had these grandiose ideas of paying people to stay home.

I think that as the landlord, he can apply for rental assistance on behalf of his tenants. Right?
It looks like you run the risk of not being able to evict for two months after the payments stop, but it seems like a much better option than eating the payments for a year and a half worth of rent.

If he is able to sell, the buyer would not have to guarantee these people they can still be tenants.
If he can't sell and goes bankrupt, the bank who owned his mortgage probably isn't in the business of being landlord and will shut down operations. It's an eviction without being called an eviction.

From what I've read it's better for the landlord to apply for the rent relief, at least that is how it is here in Texas. Did he try applying for the relief?

Depending on where you file you can. Everyone else I know in the industry can. I’m 2 or so blocks out of Justice of the Peace territory, and the judge in city court who has an angenda will not evict. She actually coached one of my residents on what to say when her answers weren’t what she needed to hear to not evict. Such a sham.
I only had 1 apply for assistance. Pretty easy process. Once I non renewed another’s lease they applied and it means I’m stuck with them an extra 2 months. She was so far behind the owners pretty much had to take it.

I’ve been a part of a few bank owned properties. They still run as usual until they go up for auction. They don’t shut down.

Am I bad person for having no sympathy for these deadbeat losers when they get put out on the street? They chose to take advantage of the fear mongering from Covid to spend foolishly. I feel bad for their children but that's about it. We are entirely too nice to the idiots that live in our country. Everyone has the same opportunity to make a decent living in this country. The poor me, victim shite is getting old. Where I live in Iowa (lower cost of living) is paying 13$ an hour to start out at Popeyes, no reason you can't pay your bills if you work 40 hours a week on that wage with minimal education and life skills.
