This will happen to Baton Rouge. Eventually there will the big houses on Highland and Bocage. The rest will be... well, you call it what you want.
But there is no such thing as permanence in a Southern City.

Louisiana’s insane inventory tax ensures that will never happen. It’s the reason 3/4 of the warehouses in Louisiana are abandoned and the warehouse business in Mississippi and Texas is flourishing.

No. I don't think see either. If anything, the Apple Store alone will bring in the people. I had to go there yesterday, got there 3 minutes before noon and there were 20-25 people outside waiting for it to open. I didn't stay in there long, but there were more people going in than leaving.

It's not unique to BR - Nola, Memphis, Jackson, Little Rock, Birmingham, Montgomery, Mobile, Shreveport etc...

I remember as a kid the land Cortana is on being a huge wetland filled with willow trees.

Downtown and Midcity are being gentrified. There was a time that Capital Heights was extremely unsafe.
Theres no reason why the same cant happen elsewhere.
I also love $3 shirts and $6 pants at Cortana Dillards and hope it never goes away

Downtown was once dead. A lot of hard work- and money- went towards bringing it back. God I hope things don’t go the other way....Kip made that a priority, during his time in office. I give him a lot of credit- I never thought we would see some of the transformations that took place.....

15 years ago to the day, my friend's fiance and her sister broke their lease on Capital Heights after being robbed and mugged.
Two doors down, a police officer got killed during a drug bust.

It's not all doom and gloom but it's hard to argue that the dangerous areas of BR haven't expanded in the past 15-20 years. Hell our neighborhood has several sketchy areas close by and we have 400k+ houses in here. Ours isn't one because we pay a 2nd mortgage for private school tuition
