2008 was the bust but from about 2003 to 2008 home prices accelerated well past their usual average 3% yearly growth rate that had become the norm for a decade or so. It was all driven by demand from subprime. Even with subprime and BS like 110% loans plenty of people were driven out of markets they couldn't afford.

Right. This is why complaints about the housing market are absolutely valid. We’re all seeing the same similarities that we’ve lived through once already.

It was market specific but some metro areas saw their prices dip to early 2000 levels and lost all appreciation even that which was not caused by the subprime mess.

Maybe a select few, but I'm not going to sell my house for less than I paid unless it's my absolute last option. I know a lot of other folks feel the same way, so it's gonna keep inventory low.

I do have to laugh at these discussions where the same people who post nearly every day how this country has gone to absolute shite and how the fall of the great american empire is rapidly accelerating with nothing to slow it down will basically say the opposite and screech about how things have never been easier when some mill or zoombot pipes up about how shite is fricked up.

The result of cheap and easy money. It happens in any industry when cheap or free money is injected.
Obama crippled the used car market and took away a whole segment of really cheap cars poor people relied on with cash for clunkers but the new car market boomed and never really came back down which in turn drove the used car market to new highs as well. It was one of the dumbest policy moves we have ever seen and no one talks about how bad it was.

Different situation. These people didn't sell. They were foreclosed and two things drove prices down. At first, it was the sudden drop in demand and later once the glut of those foreclosures started flooding the market it tanked prices even further.

I do think younger generations have easier ways to make money but that is mostly internet driven and the same can be said for every generation since the end of probably the great depression.
